So we went to look at the house yesterday and it is a no go. Assuming I could look beyond the fact that it smelled like cat pee it just needed a ton of work.
The floor was some weird kind of laminate wood (I think) but anyway it had huge chunks missing, the floor on the top story was sloped really badly, the bottom story had a wavy floor, the bathrooms were in desperate need of repairs (they like removed the front panel from the tub? It was odd). Something weird was up with the electrical and it didn't seem to work on the top floor. Or in the kitchen.
The AC unit didn't work (although my agent told me in the state of VA they can't sell you a house w/a non working AC unit).
The bottom floor layout was also really odd and I had no clue where to put a TV (and we all know this is very important!).
The back porch and back yard were nice though.
Also, the neighbor's in that odd McMansion. Well, turns out that behind that Mcmansion on the same lot there is another house. So they have a strip between the main house and the smaller house that is maybe 5 ft wide and covered in deck material. It was really odd. The McMansion was already oversized for the lot and to add another house in there is just odd!

You'll find something better any way.
We weren't 'looking' when we found our current house. We were simply checking out neighborhoods and we saw the open house sign and figured we'd take a peek, hate it, and be done with it.

Bummer. We have been house hunting for two years. We finally found a house via a friend (elderly woman went into nursing home, so house never hit market) and will be doing a complete renovation.

That's really disappointing. I get pretty excited by real estate listings sometimes and they can be so deceiving. Animal urine or any kind of animal scent is a huge no go to me. It sounds like that was only one of many problems.
Sorry. That happened with us a few times - a house would look totally awesome in pictures, then you get there and it sucks. Keep your chin up - something will come up for you guys that is just perfect.

I was wondering about the floor, but would have thought is was otherwise clean. Always too good to be true.
We toured a few doozies as well. One in particular had dog feces on the carpet, despite listing pics that looked fine.
We were also ok with one of us previewing homes if the other couldn't make it. I know you said you didnt want to submit an offer without your h, but if his schedule is difficult and yours not, I would consider visiting some to see if they are even worth his time. And actually our agent would even preview homes without either I us there. He would take extra pics and recommend whether it was even worth us seeing.
