Hmm Zillow doesn't really work for apartment buildings, so I don't know. I'm going to an open house today for an apartment that's about 40 sq/ft bigger than ours in our building and the list price is like over 35% more than what we bought our apartment at. It's on the 22nd floor (ours is the 10th) but northern and eastern views, ours is western views and you can see the river. I mean, I get that the views are probably nicer, but not worth THAT much of an increase. Also, There is a school to the east of our building that they were attempting to build a high-rise on top of. It got squashed, but it could happen again and that would seriously compromise the views in that line.
