After all that mess, the sellers sat on our offer for 2 days. We were dying if suspense! They countered and we accepted. We close on August 22nd!
And now the really hard part. Between our down payment and we're paying for closing costs, our savings will be completely gone. I mean like 5 digits down to 3. So obviously we're on a spending freeze starting now, and hopefully nothing bad happens. Wish us luck!

I forgot to ask in the other thread - is the property in a city or is it unincorporated? We bought a house on 5 acres last year in a city (one of the last - most of the surrounding properties are subdivisions), and we've been disappointed that we didn't read the city ordinances more closely. There's no HOA, but the city restricts all kinds of silly things, like the number of accessory structures we can have (including treehouses?!!) and the amount of livestock, etc. We're not using our land the way you will (no garden - yet), but it's a bit inconvenient to have so many restrictions. I just wanted to make sure you check, since we didn't.

oswin it is in an unincorporated part of the county. I read the zoning ordinance and it looks fine. We're on 2 acres so there are livestock limits, but it's nothing we would ever reach anyway (75 chickens, 1 horse, 1 cow, 50 ducks, etc).
