We warned our landlord several months ago that we wanted to be out by fall. So he knew we were looking. But he's a bit shocked that we're moving in August. I don't think August and "fall" are all that different, KWIM? ::shrug::

If you do end up needing radon mitigation I wouldn't let that scare you. (Maybe the sellers would pay for it.) We had a radon mitigation system installed this spring, it only took 1 day & went very smoothly. The radon test was $100, system install was $1500. Our reading went from 12 to .5.
It sounds like you guys have a great plan about the chickens, roosters are annoying & mean IME.
Ashley&Scott I PMed you the pics. There's no basement and radon usually isn't prevalent in our area, so I don't expect the test to find anything. I'm the most concerned about the appraisal. The house sold for a lot less in 2010, I don't know if it's appreciated as much as the asking price suggests.
ETA: we free-ranged the chickens here, so we needed a rooster. A flock of hens are witless ninnies without a rooster, they get eaten by hawks and foxes, they forget to come home at night. Our rooster was a good rooster, he did his manly duties, protected the hens, kept the flock together. I'll miss him. But we live on 200+ acres. You can't have a rooster on 2 acres, it's super rude.

Of it doesn't appraise for the sale price won't that be the seller's problem? When we were selling my dad's house our REA told us we would need to adjust the price (down) if it didn't appraise. We would also had to make repairs or renegotiate the price if the inspection turned up issues. Luckily in our case repairs were fairly minimal & it appraised for what we needed.
Ashley&Scott yes it would be the seller's problem, but they can also refuse to lower the price and we would have to walk. The seller could rent it out instead of selling it. And we would have already given notice at the current farm, and packed up a bunch of our stuff by then. It would be a disaster!
