Parents separated when I was 5. Divorced when I was 16. Dad's name is still on the house my mom lives in. House is paid off. My dad wants to give me POA to deal with everything (ahole couldn't you have done this 15 years ago) and I guess I need to file a quit claim. Do I need a lawyer for these things or can I just file simple (assuming notarized) paperwork?
Go to a title company in the county where the property is located. They'll draft you up a quitclaim for your dad to sign, then they'll file it, and have a new deed issued with only your mom's name on it. It'll cost a third of a lawyer's fee, and you'll get good service .
Agreed- title company will know exactly what you need and be much cheaper. I don't think a quit claim deed will suffice in some states; you might need to do a general warranty deed.

Get a certified copy of the divorce decree AND Get a lawyer.
The lawyer may be able to use the decree + a legal description of the property + a JE (Judgment Entry/Court Order- which would likely need to be recorded like a QC deed) to transfer the property to your mother, in full, without a signature by you or your father.
