I'd assume 30 days notice, which would mean end of January, but we techincally already paid last months rent so we wouldn't have to pay last months rent, right? We'd be out before end of January, so people could move in ASAP as soon as we were out.

Your "last month's rent deposit" would still have to cover January. I think we're saying the same thing?
ETA: and if you didn't have a "last month's rent deposit," you would still be required to pay for the entire month of January, IF you gave notice on Jan 1 and IF you are required to give 30 days notice. Does that make sense?

Oh, yah, totally. Like, we paid December. Wouldn't pay January because we'd give our 30 days notice. I guess I'm just wondering if I should do it NOW or wait like, 10 days until closing?
I'd just tell her now, but turn in an official 30 days notice in writing on 1/1. Let her know what your plan is, but tell her you wanted to give her extra time to look for a new tenant.
