Or house is 750 sq ft. But has a garage for storage (detached). My main concern for you is storage space. Can you put a shed in the carport? Or could you fence the carport area? (Not technically the front yard?).
Our house was the perfect size for two adults, two cats, and a 25 lb dog. That part is totally do-able.

You are REALLY pregnant
Oops! I'm always on mobile these days (nursing) and don't see sigs.
FYI: our house is way too small for two adults, two cars, one 25 lb dog, one three year old, and a baby.

I'd say it would be fine...for renting. It's an ADORABLE little house. I lived in a 700 sq ft. 2 bed. condo for 2 years with a dog and a tiny patio. I made it work, but storage was tough (though if you don't have a problem with it where you live now, you'd probably be fine) I'm still good friends with my old neighbors, who had the same layout, but own it and now have a baby. They hate it. They have no space, no storage, etc. They are desperate to get out, but the resale value had been tough for them. They're just going to bite the bullet and probably sell at a loss, but I imagine it's going to be a tough condo to sell due to the size. That would be my biggest concern for you, in case you did want to sell. You may be able to rent though, since the rental market it high, but is it THAT high that you could recoup your mortgage? That would be something I'd ask...
However; we're in a totally different market. Could be different.
The good news is that you're already in a tiny space. IF you could buy your house you currently live in, would you? If not, why not? Does the new house have those as a positive or are you trading one thing for another?
OH, I believe you that it's probably a good deal for the area you live in...hence why I got outta socal...and it sounds like you can find a way to make it work. I'd just make sure you can make it work long term-like, you wouldn't grow out of the space. Like, what if somehow you ended up wtih a a bigger dog or two? (I know, not likely, but you never know!) I *do* think 2 bedrooms is really nice. Much better resale/rental appeal and also good storage/work area for you. And personally, I think that a tiny house is better than a bigger condo.
I'd also be nervous of the apartment building and really look at the demographic (college students? older quieter crowd? Lots of rowdy kids?) and see how traffic/parking is just to make sure it's livable.
