We put an ad on Craigslist and posted FSBO on Zillow. The Zillow one is what led us to the most traffic. We "listed" on a Wednesday afternoon, showed the house to a caller from Craigslist on Thursday, then had two showings from the zillow ad on Friday. One of those showings came back on Saturday and we had an offer that night. I had lots of calls even after we went pending.
We considered purchasing a spot on the MLS, but decided we'd wait a week to see if we could get away with not doing that. I'm glad we didn't.
I highly recommend Zillow, and being open to paying a buyers agents commission. If you don't, you're really limiting the pool of potential buyers. Both showings we got from zillow were Because The buyers had forwarded the ad to their agent.
I think it's also important to list on the right day of the week (going into the weekend). Don't list it on a Sunday or something.
I can't stress enough the importance of being willing to pay a buyers agents commission. You can negotiate the % (we're paying 2.5% instead of the typical 3%). The buyers agent we've been working with has been awesome and has taken the stress of having to do it all on our own off our shoulders.
