I hate master closets attached to bathrooms like that. Bedrooms 2 & 3 are small. We have 1 that's about that size and it is tight for 2 dressers and a full size bed.

Is there a closet in the foyer where you walk in? That is one thing that I would definitely want. I am not a huge fan of having the master so far from the other bedrooms, but other people like it.

Yes I hate the closet too. We would put the door into the bedroom.
I'm not sure what we would use the flex space for. That would be the last room to be finished. If we had enough money great, if not we would finish it at a later date.
Eta @mrsspunky duh sorry I thought you meant the upstairs bonus. We would probably use the flex as an office/reading/crafting area.

Which way would the light come into the house? The sun comes in the front of my house (south), but I have a covered porch, so my main floor doesn't get as much light during the day as I would like.
I'm conflicted about the door from the flex room into the kitchen. Having that extra entrance could make arranging furniture in the room more challenging. Without that door you could also potentially have another cabinet.
Having the kids so far away seems like a big hassle when they are young, but I'm sure it will be great when they are older.

Where will you keep your vacuum?
I don't love the two little walls between the kitchen/breakfast and the living room, especially with how the bottom one lines up with the island.
What will you use the flex space for? If it's an office Or playroom I would close the opening to the kitchen completely. If it's a dining room I would keep it open. I am not sure why there would be a door
I also think the bedrooms are small. One other maybe strange thing: The person in bedroom 2 has to walk (but only a few steps) to the bathroom before/after showering in what looks like a sight line that goes all the way through to the kitchen. Small detail, and maybe wouldn't actually be like that, but looks like it with the plan. I like the master closet attached to the bathroom like that since it has doors and isn't right next to the shower. I love the outside! Also, linen/coat closet? I have to have some sort of storage like that.
I think the kitchen has crappy work triangles. But I'm a kitchen son!
I also think the great room would be hard to arrange furniture in. Our living room is about 16x15 and I really wish it was 18x18. We walk through the living room to get to the kitchen and dining room, so there isn't quite enough space for furniture, side tables and a walkway.
I would use the flex room as a library.
I would also rearrange the laundry room and storage areas. I'd weather have a window in my laundry room than in my storage area. Maybe shift the laundry room to the wall and connect it to the back hallway with a short hallway. I love big laundry/ utility rooms with enough space for a second refrigerator. There would still be enough room along the garage wall for storage.

I love the outside.
I could live without a closet by the front entrance if there was one by the utility, but since they're only the bedrooms and they're not that big, I don't like that.
Also don't like the door from the kitchen to the flex room, I'd keep that an open doorway.
I was also considering opening up the laundry room and doing an entry/mudroom/laundry off of the garage enterance to maximize the space with a bunch with hooks, lockers, etc.
Are the rooms really that small? We have 2 rooms that are 12x15 and I wish we had 3 that were smaller In the same space. I like the bigger rooms but right now 3 rooms over 2 is fine, any size.
I never thought of the living room furniture placement. Hmmmmm
Is there an option to open up the flex space? I prefer open floorplan, but I know that's not for everyone.
This. I don't necessarily need completely open, but at least an arch or something from the main living to the flex room. Because that's probably where I'd put a playroom - toys in their separate space but still visible/accessible from kitchen and living area.

Something about that was bothering me too, but I couldn't think what I'd do with it. We had a big mudroom/laundry right off the garage, and while I loved it, I didn't like the outside/garage dirt being right there with the laundry.

lol when we were building we ruled out any floor plan that DIDN'T have the master closet attached to the bathroom. I hate when they're in the bedroom taking up wall space.
I do agree that the bedrooms are small though.
Maybe it's irrational but I feel like the moisture of the bathroom shouldn't be close to my leather shoes and bags and other moisture sensitive items.

We haven't settled on a lot but have one we are really interested in. ill ask dh which way it faces.
Yeah, I don't like the room layout now but I'm sure I'll appreciate it as they age.
What do you think about moving the porch door from the living room to next to the master bedroom? That would help with living room furniture placement? Plus all of the outside dirt would come through that hallway instead of the living room.
