Have you been inside plan #1? I am just catching up. We looked at it at one point, but I didn't like it nearly as much when I walked through it.
All online. Dh is building so we aren't able to go through models, etc. We aren't in a huge area so even if we wanted to walk through some for inspiration it would be possible.

Same here - H would general contract anything we did + we don't have a lot of neighborhoods with models. #1 is a fairly popular plan with several different front elevations. I've been through it several times showing houses. I like #2 a lot better.

The garage placement seems strange. I must be thinking of this wrong, but how big will your lot be? Are you on a corner or is there an alley behind your house? It just seems like you'd have to drive in from the back of the lot/backyard to get into the garage. It doesn't seem like it would work in a lot of developments. It is a very pretty house, though.

One thing I might consider is putting the pantry where laundry is and opening the current pantry into the hall as the laundry. Not sure if I would work with plumbing and stuff, but I would prefer the proximity for both that way.
I'M just jealous that you live somewhere that you can build. New construction in my town is essentially non existent unless you tear something down first making it $$$$$$$$$.
I like this a lot better. The only thing I would do is add a door from the laundry room to outside- muddy wet kids do better going straight to the laundry. My husband would hate the closet in the back though.
I've been gone most of the day. I looked at the other floor plan but I didn't read the comments so forgive me -
What I like about the other floor plan is that you have a bonus room. Having an additional space, especially one away from everything, would be nice. Esp as the kids get older. We have about 2100 sq ft and what I love is that we have a living room and a playroom. The playroom isn't very separated, but I feel that as DS gets older, it will be nice to have that extra space.
And having my room on the other side of the house... I kind of like it. Especially, again, as DS gets older. I feel like we have room to breath! We won't be on top of one another.
I like the first one better but if you could swap the laundry and pantry, I may like this one. I don't like how there is no easy access to the bedrooms from the master but that is because my kids are little, in 10-20 years, I may like it.
I wish there was a way to switch the bedrooms with the master. I just would worry about noise in the family room after kids have been put to bed.
this is what I don't like about either plan. The kids rooms are right off the foyer/ living room. I like more separation for when the kids are in bed early.
I like it, but I would want a door between the dining room and hallway near the master bedroom, so that you don't have to walk all the way to the front of the house and then back again towards the master.
I like this one better, keeping in mind that the living room is the playroom (that's what we do). The garage placement is weird though, I think this floorplan only works like that in those funny subdivisions where everyone's front doors lead to a walking path and everyone's garages and driveways are in the back - except then no one uses the "front" door.
This kitchen is visible from the front door. The other one was open, but partially behind a wall. One one room comes off as an apartment. I also don't want to stare at a dirty kitchen.
I know two people who have a similar floors plan as the other plan and it is a nice setup.
No bath in the master bathroom. I would never buy a house without a tub in the master bath. I love baths.

I like this one better if you have an alley, but I would hate having to drive around my house to park in the garage. I don't like how the kids bedrooms have a shared wall. I also wouldn't have a master without a tub.
