Are all the homes in the area on private wells with storage? In the areas surrounding our home (near San Antonio), there are Water Districts and that makes me much more comfortable considering the drought conditions. We looked at a couple private wells, but walked away because we were not interested in a home with a private well as a primary water source.
Taxes are about on par with our home, but the price per square foot is way higher. I realize that Austin is always a more desirable location and more costly. Check local price/sq footage to make certain this number is in line with comparable homes.
Other than that, I agree with Stan, not a fan of the tub, but other than that, it's a very lovely home.
I looked at some of the other houses on realtor.com that were "close by" listings and I see the Price/sf is in line. I guess it boils down to what you have on your wish list and how close this house comes to meeting all your needs and wants. What do you see as any negatives?
Good luck if you decide to put in an offer! Are you working with a realtor? I'd have them pull comps of recent sales.
We are considered outlying Hill Country, closer to Castroville. We looked at and around Canyon Lake, Lakehills, etc...but ultimately decided against all of them. Our property is considered "waterfront" and comps were pulled from Medina Lake because our HOA has a couple of small fishing lakes and our house is a "lake" lot. Medina Lake is nothing but a dried up mudhole at this point. I haven't been around your area in a while. I do keep in touch with our REA and know that lake area prices are certainly impacted around Medina Lake.
We are actually going out to Lake McQueeney today, so I will take note of the property/prices and report back. Last time we were out there, the lake was fine. We are thinking about moving to a "boatable" area but would not consider Canyon or Medina. All of the marinas on Medina are shutdown I believe.
The bathrooms are a bit over the top for the house. But the rest is lovely. What is the blue building next to the house?
I don't see the blue building? I looked at the satellite. I think that small building on the property is a shed.
It's says there's a water storage tank, so I wondered if it was concealed in a building? Up around Canyon Lake, they just sit out in the yard and that is so fugly.
I didn't see a pantry in the kitchen and the cabinets seem insufficient. It sounds like this is far enough from grocery stores that you'd want a well socked pantry.
Are any of the bedrooms on the first floor? How long do you plan to live here? Can it be made h/c accessible, if necessary?
Not a fan of the master bath. The vanity is weird....is there a second vanity somewhere? I'm generally not a fan of split vanities in master bathrooms, but I guess some people like it. And the tile/wall around that vanity (separating it from the shower on one side and tub on the other side) is just weird. Some of the chandeliers and such aren't really my style, but the "permanent" finishes of the house (cabinets, backsplashes, other fixtures) are definitely my style. I would totally go see that house.
