I think you should call an agent to help you with a search of existing homes. It won't cost you anything. They can set up a portal just for you. It'll notify you when something comes on the market that fits your specific requirements. Our agent set it up for 6 months. If you don't find anything you love, a) you're not out anything and b) you'll have a better idea of what you do/don't want. I think it's a win-win for you.
Yeah, this or a saved search or two on a good website - I tend to favor Ziprealty.com.
You may also want to check & see if they'll let you buy one & build later. Around here, many places require you to begin construction immediately. I understand why you'd want to & hope that's a possibility for you. A neighborhood with that strict of an HOA may have other ideas, unfortunately.

Spicewood is soooo isolated, and it's a 45 minute drive to downtown without traffic. During rush hour it's going to be absolutely brutal. Have you looked at Rough Hollow? Or Vista Pointe? Vista Pointe is right near the interesection of 71/2244. Rough Hollow is off a little road called highlands blvd in lakeway. There are a ton of brand new little neighborhoods all along that road, might be worth a drive around - it runs into lakeway blvd and is a pretty convenient location. I still wouldn't want to commute to downtown from there, but people definitely do. Also, Steiner Ranch has excellent schools but I don't know the district.
