Question for landlords that manage their own property

This is not helpful as far as a company, by we use a management company to find us a tenant. They do the screening and help narrow do o the best tenant if there are multiple apps.

We lucked up this last time, and the company only charged a half month's rent. Generally, they charge one month.

It's worth it to us, as we're not in the same state.

We used a management company, but they sucked at finding us a tenant. This is also the reason we are no longer landlords.

You might try asking on the MM board as there are more landlords there.

We use a local community development group. They are extremely thorough, credit and national criminal background checks. The applicants pay the fees.

The only reason we switched is the the local one does a lot of free landlord forums and is more community based.

I hire a realtor who does a criminal, credit, work, reference check. He charges me $100 per application which is what I charge to apply for my properties. I've never had a bad tenant & I've had probably 15 in all my properties combined (5yrs).

We use Expedian for credit check and on application they list their previous landlords and refrences. If they credit checks out ok and no red flags, we follow up with the previous landlords and after just verify their employement.
