update: the builder has said they are taking responsibility. actually, they are putting liability and billing on the landscaper for all the damage and repairs to the house, and have asked for invoices for restoration work and valuation for all our personal items. i'm not going to bank everything on this actually happening until i have a check in hand, but i've let our insurance know this is what is going on and that we won't proceed forward with a claim against our insurance unless the builder drops the ball. so hopefully, we've avoided having to make a claim on our insurance and paying our deductible, at least. thanks for the kind words/communal rage, lol.
got home last night, carried groceries inside, let the dogs out. starting walking around the corner to the bathroom and heard a waterfall sound. i immediately knew. i yelled FUUUUUCK and ran down the stairs.
i was so confused because the waterfall was gushing into a (broken) window from a window well. i cut the water to the house and then started shitting bricks because it was still coming (hadn't all drained inside yet). i had no idea what to do, my h wasn't answering his phone, my dad wasn't answering his phone. i got my rain boots and started sloshing around down there, and i figured it out - the pipe from the house to the sprinkler system broke, and flooded the immediate area, which drained everything into 2 window wells (next to each other). the window well closer to the pipe filled more and also got a fuckton of sediment and landscaping rocks washed into the well, which broke the window and let it fill the basement up. probably all goddamn day, because the sprinklers run at 6:15AM. so i assume this broke in later in the afternoon or we would have had 3 ft of water instead of 3 inches (but our basement is 1000 sqft, so still a fuckton of water).
eventually my dad answered the phone, and i was sobbing and was like HELLLLLP MEEEEEEE!!! i was trying to move things but there was no where to move anything, and i'm a weakling. he showed up with a pushbroom and a second shop vac and we started just shoving all the water towards the drain by the water heater. my mom showed up and borrowed more pushbrooms (i was moving water with a cookie sheet ) and we got all the standing water out pretty quickly. started shop vacuuming the rest and eventually got a restoration service sent over by our realtor, who i had also called in a panic because we are seriously like 2 days left on our 1 year builder warranty. she called them to bitch at them (they have been the most incompetent frustrating assholes ever) and then called the service because her basement just flooded recently and she had just been through the whole process. the part that is infuriating is that this is all because the builder's landscaping contractor fucked up. TWICE. 2 days after we moved in the same pipe burst and flooded our yard and our neighbor's driveway, but we were home so it was easy to catch, cut the water supply, and have them come fix. it's the same pipe and this time it looks like they used the cheapest possible connector piece to the other pipe possible, and it just came apart. it's not even broken. so this was completely preventable if this guy wasn't a moron and now a bunch of our shit is ruined because of it. called our insurance, they said it should all be covered minus our deductible, which they will go after the builder for. waiting on the builder to call back with how they want to proceed (they came this morning to take pics and board up our broken window), because i think they are going to try to split liability with the landscaper. and now the entire side of our house needs to be re-graded (because the water washed away all the dirt), and the landscaping needs redone. OH AND MY SHIT IS RUINED
i'm so mad. i had a panic attack last night and i can't wait for the $800 water bill from this.
LUCKILY, we had just moved stuff around down there on saturday (went through some boxes, got rid of trash, and stacked some stuff on plastic bins "in case something happens") so it would have been so much worse if we had not done that. photos were high and dry instead of submerged. it partially got in our safe and destroyed passports and some paperwork, but luckily missed our marriage license and birth certs. got all the christmas stuff, trees, decor, some electronics, treadmill, etc.
we flooded when we lived in houston for awhile and i was traumatized from that, and now i get to spend the afternoon trying to go through the soggy boxes and see what is ruined and what can be dried out. FML. i know it's just stuff (for the most part, hopefully), but damn. this fucking sucks.
I am soo sorry!! Start taking pics of the damaged items immediately and make lists of everything. Your insurance and / or builder should reimburse you for the replacement cost on items like your passports, etc.. I'm so sorry this happened. I would be livid!!
OMG I'd be so pissed. I'm so sorry, FYC (((hugs))) I'm glad you didn't lose any photos but ruined Christmas stuff really sucks especially if they were special/family things.
Talk to someone about going completely through the builder and THEIR insurance. If you file a claim with your insurance, your premiums will likely go up, in addition to your deductible. It may also make it harder to get insurance in the future or give your insurance a reason to kick you off if you have another claim later.

this is what we are hoping for, but these people are such assholes we aren't holding our breath. it's absolutely what should happen (or the insurance of the landscaper, but it seems like a dual liability issue), but we just don't expect them to ever do the right thing.
OMG. I would be livid. And I'd probably blast their incompetence all over the internets. I'm so sorry you're having to deal with this.
Our realtor has made several vindictive suggestions. I'm trying to keep a cool head and at least give them a chance to do the right thing here, but I'm so mad

I'm so sorry that you have to deal with this utter PITA. I hope it all gets resolved to your satisfaction, but WTF that this is the SECOND time you've had to deal with a broken line?! Good for you for keeping a cool head, I don't know if I'd be able to.
If it helps, we had to refill our entire 20x40 pool from scratch. It took a week of running the hose 24/day and it only totaled $650. I know these things are regional but hopefully your water bill can be one less thing for you to worry about.
This actually does give me some hope, and I expect insurance to reimburse it anyway, but UGH I'm still dreading. And the electricity bill for all the fans and stuff the restoration people set up.
