But that house is much smaller- way less sq ft and half the bedrooms. For the price difference, you could do a lot of work on the OP and make it as nice as the smaller house. It is just a fixer upper, and doesn't seem like an outrageous price for Orange County if it has nice views like it says it does.

I'm pretty sure I used to go by that house in high school. Oh Vanilla Park, LOL. Never Change! Good times. When seeing the "city", my first thought was, " How is that property going to sell? It doesn't even have an in home theater". Then, I saw the in home gym, and they may get some bites with that.
Did you go to VPHS? I'm pretty sure I drove by that house in high school too.

For under $400k for a house you'll have to come further inland. We moved from OC to the IE five years ago and love it but neither one of us commute back out that way.
Newp. Not moving inland when I work in LA county and H in Orange County.
I don't blame you. When my parents were in town once, I drove them to John Wayne and we left around 5:30 a.m. I was BLOWN AWAY at the amount of traffic on the road! I don't think it's horrible if you're working in OC, but up to LA would be pretty rough.
