Update on 23/02: So, exciting news. We received an offer. AND we've been told to expect a second offer on Monday. The first offer is below what we want minimally by £15,000, but with having a second offer (and the fact that it's a first offer), I'm expecting that we'll achieve our minimum and may even get to our hoped for amount. Yay!!! Two families want our house!!!
Well, we have a second viewing on this house tomorrow morning at 10:15am. I found out about it at 7pm. And so I've been feverishly cleaning though I'm leaving the kitchen for tomorrow as it'll just get messy due to breakfast. I really, really hope these people want the house. From what the estate agent has said, their house has gotten a lot of interest so that's why they are re-visiting to see if they want to move on ours once theirs gets an offer. Crossing everything.
Update: it appears it went well. They want to bring in a builder/plumber just to check out what can be done with extensions on the side of the building & changing a room next to the master bedroom to an ensuite. As we already have architectural drawings for what they are interested in, I'm sending those to our estate agent to pass onward.
The buyers have received an offer on their house and then may make an offer once they exchange contracts on their place (in the UK that is when you put down your deposit and it's harder to back out of a sale). This could take them about 6-10 weeks to get to the exchange, so won't hear for a bit, most likely.
But happy to hear that they like the house and would consider making an offer.

According to our tenant, his bank is sending someone out to do a survey (which is what they typically do) and then a few weeks later he'll get his final agreement for his mortgage. Once that happens, we'll be able to move quite quickly on the sale (he'll put his downpayment in at that point and then can sign the final contract/"get the keys" shortly after). We should hear from him about this in about 2-3 weeks.

So, I'm getting my excitement out here because my husband is far too stoic about it all, but the family who came for the second viewing on Wednesday want to come back on Saturday. So we'll have them and the other second viewing on Saturday. This is VERY positive news. And if they both decide to put in an offer, it's even better news for us! (especially in the current market right now)
