We just overhauled our entire house - it was 9 months from labor day 2018 to about June 2019. I hate my banisters though - I have three, and they are painted white. I want them stained to match the railing instead (spindles are white). I tried to be ok with it, but I'm just not. Also when the contractor built the steps for the side door, he only built them leading to the backyard. The door is off of our kitchen, and there is not enough room to squeak by outside to drag the trash to the front so we are opening up the stairs so they go up and down from both front and back yards. My enclosed porch was untouched during the reno and everything was stored in there so it took a beating. We are having the ceiling shiplapped and adding new crown molding and paint in there. And finally, we are sheetrocking the new basement ceiling and adding a wall and door separating the old basement (where all the functional stuff is) from the new basement where we plan to throw down a rug with couch, tv and maybe nok hockey or pool table.
We didn't touch the 3rd floor so I'd love to update that bathroom, get new paint on the walls, steam clean the carpets and turn our attic office into a walk-in closet. I also really want to add a whole house water filtration system. But my husband is being a curmudgeon about that. Eventually we need to re-asphalt the driveway because that took a beating from all the heavy trucks going back and forth.
1. Finish inside of two-story garage with plywood, paint said plywood, and then install organization racks, hooks, holders, etc. Then we need to put all of the stuff we put in a storage trailer while they sprayfoam insulated last month back in the garage.
2. Install hard water system. We were able to squeak by for the first year without it but our well water definitely needs it.
3. Install a second water heater for the master suite. Our new house is 70 feet long and the current hot water heater is on the opposite end of the basement so the water doesn't stay hot enough in the pipes.
4. Build the two front porches/decks with Trex decking. We installed quick stairs and railings to get our CO in November 2018 so I really want to finish the new ones to finish the front of the house 100%.
We are cash flowing the four projects so hopefully we will be able to do them all before the end of the year.
