Two houses in our neighborhood, exact same floor plan as our, comparable/equal condition and amenities when all things are considered, went on the market recently. Both went up on a Friday and were sold by the end of the weekend. Both for $24k more than we paid for ours just 8 months ago.
It's insane.

The same thing happened to us while we were house hunting. I wasn't working at the time and I got the listings emailed to me as soon as they came up. The house we bought went on the market at 10:30AM, we saw it on H's lunch hour at noon and had an offer in at 1:30PM. They actually had to cancel 8 showings for later that week. We did this after missing out on two other similar houses in the same neighborhood.
This is my fear when we go to sell. Everyone says sell before you buy, but I am not so sure anymore. Everything is being scooped up! I see houses marked new listings and they are already under contract. Kinda makes me think I could do FSBO, though....

Can you ask your agent for pocket listings or to be shown houses that meet your requirements before they hit the market?
We got a form letter the other day to the effect of:
Dear Mr. and Mrs. Crackhabit, My client recently tried to buy a house on [your street]. Due to multiple bids, they didn't get the house and they are sad. They really, really want to live in your neighborhood. Please contact my office if you are interested in selling. Sincerely, REA
Could your agent send out a letter like that? I'm pretty sure this guy sent it to everyone on my street.
This is how my IL sold their house. They were about to list it and be of these came in the mail. A couple wanted to live in their neighborhood, so they went the letter route and it worked. My IL only had to pay the buyers agent fees.
It's illegal to put stuff in people's mailboxes in the US???
Wow, how would hockey teams advertise their fundraisers? Plus the newspaper girl always puts the local paper in my mailbox (free of charge, three days a week!).
My parents really want to sell their house but they can't find a house to buy to move to. It's ridiculous. They've been looking for about 4 months now.

NO no no. I tried to post something that was a little more detailed and got the proboards error message which says "An angry bear ate your post." So I lost my post and had to retype something else instead.

I'm worried about this too. I have a house to sell so hopefully I'll benefit there, but I need to buy something and everything in my price range is gone within days.

It is very crazy out there because of a severe lack of inventory. The buyers who nabbed our place actually inquired about it and put in an asking price offer a month before we were officially putting it on the market. A friend of mine who is a Realtor (and representing the buyers) contacted me when she got wind of our new house purchase. So reach out to colleagues/friends who might be able to keep an ear out for you regarding those who might be selling in the near future. Your Realtor needs to be super aggressive and not just rely on sites such as Realtor.com (which I have heard sometimes takes a week to update their listings).
Zillow.com lists houses under the "Make Me Move" option. Maybe check out those possibilities?
We moved out of there almost a year ago and I have a realtor that I highly recommend. Amazing, amazing guy. I also still have a lot of friends and old neighbors I keep in touch with... I could ask around? PM me if you want
