I say 1.
I'm not a huge fan of the furnishings of these houses...but they aren't your furnishings and overall 1 has a lot of potential. The "yard" on 1 is pretty nice..exactly how sunny is it out there? Could you enjoy coffee in the morning and dinner in the evening without blazing in the sun? That would be something I would look into.
It looks like it has two living rooms and that's kind of a cool feature. Having seen that you were ttc--having all the bedrooms upstairs would be annoying to me, but! Having the two living rooms (if I'm right about that) means you could make one into a playroom type area with a pac n'play thing for a child.
All your choices are really crammed into one another, but like you said--that's beach living for you!
I take it you have to buy a townhome/ up and down-looking home in that community? Is there anything you can get that doesn't have so many stairs? Our old place was like the ones you're looking at and I grew to really dislike all the walking up and down - especially when I had little babies!
Of those, definitely #1. I actually like it better than the one you lost out on, but I don't love modern.
1 seems to have a great airy feel, lots of light, and nice sized rooms. Love the foyer/stairwell and built ins (though not so much the colors, but you can change that).
I like the first better than the second- it seems like it has nicer countertops and fixtures. I'm also skeptical when there aren't good listing photos of a house.
Plus #1 has a nice outdoor space that looks like it will fit a larger patio set.

#1 if only for the kitchen, the fact that the island in the second house is a rolling temporary type thing would annoy me to no end. It looks cheap and though it offers space, it doesn't really do much for additional kitchen seating.
I like the finish colors in the second one better, but neither is really bad. Anyway, finishes can be updated.

this is what i keep thinking whenever elle posts houses.* i have ONE flight of stairs and when L was in diapers and we ran out on the first floor would be all "ugh, stairs" and drag my ass up to the second floor while rolling my eyes.
if stairs are not something you can avoid, something like #1 is way better.
*the other thing i keep thinking is "WHY SO MUCH BEIGE?!?!" outside, inside, omg. color, people. try one. outside of the nursery! it won't kill you!
2 is pretty horrid. I actually like the redwood in number 1--I think it makes the property look more home-like. But I'm also not fond of modern spaces, so take that FWIW. I don't quite have the appreciation for it.
We put in an offer on one. It wasn't as up and down, everything sort of spins off of different segments of the stairs. It is really pretty inside, and I like that the family room has a full bath so we could use it as a guest bedroom in a pinch. I also like the double doors off the main floor because it opens the great room living space considerably.
