I'd buy it in a heartbeat. But I grew up near water so no fear here and learned to swim really early,. Good locked fence, stress safety and learning to swim, and say a lot of prayers.
I'd buy it if we put in a fence immediately. I also really like the suggestion about putting an alarm on the back door, and I'd probably put one on the fence as well.

RUN! lol. Our house has some minor foundation issues (well, as far as foundation issue can be minor) and it's still costing us thousands of dollars.
And I wouldn't let the water stop me from buying the house and I feel like I'm a total worrywart. I don't think it's that big of a deal.

Lol. We knew there had to be something with it. It was built in the 70's and right off of water. If it didn't have foundation issues I would be shocked. Plus, that roof will have to be replaced sooner than later. We knew these things yesterday but we really see this as a forever home. So if we replace the roof now, we don't have to for another 20 years kind of mentality.
I don't think we will get it. We can't go in at full asking price with all the other factors. Dh is a agent and he says he does not have confidence in our offer.
The good news is, this house is the area we want to live in. And by finding it we narrowed down that search.
We live on a creek and have a pool. The pool is fenced in and the creek is open. Right now there's no fencing around the creek, but I am always with DS in the yard and I like that we're able to teach him water safety early.
I would totally go for it! It's so worth it
If you are super worried, you can always do some temporary fencing with the metal rails and heavy wire. Then rip it out when the kids are old enough
Sorry, just saw your update. Now you know the area you want to keep an eye on, though. That's what we did with ours. We had our eye on our neighborhood for five years and everything came together at the right time. Good luck with your search!

With a creek that size and "foundation issues" I wonder if the issue is flooding. While it's a terrific house and a beautiful piece of property, I would not be placing an offer until I had reliable information that the basement does not flood. Signed, someone who has had 53" of water in my basement from the creek in back of my house that is six feet wide and often dry in the summer.
