Approximately what percentage of the square footage are the bedrooms together? What size is the master suite? How many bedrooms total?
We are thinking of expanding in a few years. Town regulations limit house size to 1/3 lot size, so we'll be capped around 2,500 sqft total. The planning commission also caps the second story at half of the first story (so 1/3 of the house square footage, max of about 800 sqft.). I'm thinking about how we would want to use the second floor. We'll want at least three bedrooms. We might put a guest bedroom on the ground floor. Three bedrooms plus two bathrooms, that could fit in 800 sqft, but should we move more downstairs? Right now we are at 1250 sqft house so 800 for bed and bath sounds spacious. I don't know if I'll feel that way once the house expands.
ETA: I understand that may sound like a tiny house to the Texans on here, but 2,500 would work well for us :-)
Our master is 14x15, not including the master bath, and the other two are 13.5x10 and 10x10. The third is small, but all three have nice closet space. Our house is 1850 square feet, plus the basement.
We have 2000 on the main level plus a 2000 sq ft unfinished bsmt that we rarely use except for storage - I go down there so infrequently! 2500 sounds like a great size to me. (Although I am not Texan.)
Our 3 bedrooms take up about 600 sq ft and are pretty spacious (mine is 13x18 which is more than enough room for a ca king bed, 2 nightstands, a long dresser, a tall dresser, and lots of floor space. The pack-n-play is also living in there for the time being.) Our house was built in the 70s, so no true master suite, but I think you could easily fit 3 bedrooms and 2 baths in in 800 sq ft. (My second bedrooms are about 11x18 and 11x17, I think, which are pretty large. Even 12 x 12 or 12x13 is a decently sized room for secondary bedrooms).
Hey I'm Texan and 2500sf sounds like a dream! Right now we're in about 1100, with 3 br. The two smaller brs are about 12x12, the master is about 14x16. So I'd say 3br 2bath could easily fit in 800sf.

The Texas comment was tongue in cheek ("Everything's bigger in Texas!"), but there are a lot of parts of the country where this might sound small :-)
In college I used to joke that New Yorkers, Californians, Texans and Hawaiians all thought we were from the best state, but only the Hawaiians were right.

I knew you were joking I have always been a city girl, so the suburbian mcmansions that are 6 or 7 thousand sf for a family of 4 still shock me, even though I know it's normal for many people.
Our total house is 2200 square feet, 1100 up and 1100 in the basement. Our master is 10.5x14.5, DS's room is 12X10, and my office is 10x10. The three together are about half of the main floor. We're in a 1962 bungalow and rooms were just smaller back then.
Our house is 1800 sq ft. 2 bedrooms are 170ish sq ft and our master w/ bath is the only thing upstairs and it's all 250sq ft. I do wish the bedrooms were a little bigger, but I love having more living space.
I would say our house is about 2,400 sq ft. about 1,100 is upstairs. There are 4 bedrooms and 2 full baths upstairs. The master bedroom is pretty big as well as the master bath. We could easily drop about 100 sq ft on the master bath and bed and the bedroom is probably at minimum 110 sq. ft.
We are at 2100 square feet right now. We will be at 2300 after the renovation. We have 4 beds right now. Our MB is half of the up stairs, so I would say 300 to 350 square feet. The other two upstairs beds are 12x10 and 15x10 So another 270 square feet.
The bedroom in the in law suite is 15 x10 so 150 square feet. I would guess a little more than a 3rd of our house is bedroom space.
Our bedrooms keep shrinking in size as our earnings go up. I swear our largest bedroom was when we were grad students.
We've continually had to reduce the bedroom furniture as we keep moving.
Which may not be a bad thing, I keep purging with every move, and I want to live "stuff free". It's been working little by little.
That being said, according to zillow, our house is 1500sqft, which admittedly, is freaking perfect for us. I'd go a bit less, in fact, now that Sofia is no longer with us. We don't really need a yard anymore.

Our house is 1700sf and the master is 14x11. The house is a little big for us, but I like the size of the bedroom. I do wish we had a full master bath, because we only have a half now.
