All hard surface floors. Solid surface countertops (not necessarily granite). Lots of windows. Wide baseboards. Lots of outlets and air vents. Plenty of cabinets and closet storage.
And ditto omb - A deep tub, not jetted, not necessarily oversized, just not one of those rinky-dink shallow ones.
Also a hallway with the kids' bedrooms off of it. I love hallways and like the separation. We have one now. I would also put a door between the hallway and the main living spaces, so you can close it off. We do not have a door now. I considered asking the builder to put one on, and I wish I had.
I would not have the master directly off the living room.
I would also like a screened porch on the back and an open porch in front.
All great ideas! We are considering all hard surface floors too (except for the bedrooms) but we keep going back and forth on whether to carpet the living room. We're leaning toward not and just getting a nice rug.
I totally agree on the tub. I don't need it jetted or huge, just deep enough to actually soak in. When I had L, there was the most amazing tub in my hospital room that I've been dreaming of ever since, lol.

When my brother and SIL built last year they made a massive laundry room and have 4 machines in it. It's amazing. It helps my dad and brothers are appliance servicers and have access to all kinds of appliances.

We had four growing up. My mom refused to do our laundry after we got to 3rd grade. It made her life a lot easier.

-Hardwood throughout -GOOD WINDOWS - do not go cheap/builder grade here, you'll regret it -I'd seriously look into geothermal heating/cooling -Efficient kitchen with an actual range hood, not some half-ass fan that just blows stuff back into your kitchen -Drawers drawers drawers in the kitchen under pretty much all counter space. I have this now and LOVE it. Lazy Susan in the corner cabinet -double vanity in master bath, and good storage in the master bath -separate water closet space in master bath -Jack-and-jill bathroom for the upstairs bedrooms **but only if the sink area was separate from the shower/toilet area, so you'd technically have a J&J to the sinks, and then another door to the shower and toilet room** -Wine cellar, or at least a big wine fridge -In house vacuum (we have this now - LOVE) -Mud room -Lots of outlets, including a phone charging station in the kitchen, or wherever you drop your bags when you come home -Lights on dimmers -Washer and drier on the main level in a separate laundry room w/ ample cupboards, counter space, and a utility sink (or at least efficiently use the space if it isn't a big room) -Patio or deck
You have hit some key items. Also, trash compactor, wine refrigerator or cellar, master toilet separate from bathroom, coat closet, fireplace in all living areas and possibly bedroom, power outlets next to any couch, bed, etc. by which you might need to charge a mobile device, surround sound, built-ins in closet.

-laundry on the same floor as bedrooms -LOTS of light and windows my DH wouldn't bitch about not having curtains on so no light ever comes into our house -fenced in back yard -2 1/2 or 3 car garage -lots of outlets -cable jack and phone jack in every room -separate heater/air for each floor
The laundry room will be off of the master bath and will also be the dressing room -- where ALL of the clothes are kept in built-in drawers and shelves and hanging racks. Basically an awesome, giant closet with a washer/dryer.

Most of our floors on the first level are wood, except the bathroom (tile) and bedroom and living room, which is directly off the front door. Everything else upstairs is carpet except our loft, which is also wood. I really like how it all worked out. I also love the wood we chose - it's not shiny, and it has some unevenness and scratches on it. I think it will wear very well and won't show scratches.
I'm a former architecture student, so if I could build a house from scratch, I'd probably drive the contractor insane. Let's just say my list of must-haves is long, lol.

Lots of other things. I'd also pay particular attention to the landscaping.

Oh, and if I'm dreaming? A heated driveway so I never had to shovel EVER AGAIN.
H saw them put one in on This Old House, and immediately added it to the dream list. Apparently it only has to heat the ground to like 34-37 degrees - just enough to keep snow from sticking. Total energy suck, but so so appealing....
We use an app on our phones called Alarm.com that ties into our alarm system and heating/cooling. We can also tie our lights into the system as well.
You shut your mouth with that lighting system talk. H was eyeing the lights in the family room/kitchen (open concept thing) and started talking about installing yet ANOTHER dimmer with more LED lights, and then adding in an internet connection so we could control them from the computers or phones. ENOUGH WITH THE DAMN LIGHTS ALREADY!

With the tankless - some data is coming out that they don't actually save you money, depending on your location/how you use it. Our plumber said he discourages people from installing them around here (michigan) unless it is a seasonal house, because the ground water comes up so cold that it actually is more work to bring it up to temperature. He said the latitude at which it becomes efficient is somewhere around or south of Memphis.
Yes I did, just a couple of months ago. It's working out nicely, tyvm! Speaking of which, I need to change the damn laundry.
My list of new house must-haves is a mile long. Luckily, the house we found had most of them so we didn't have to deal with construction. It was starting to look like it was going to be a total PITA.
