We are trying to work up a budget for some upgrades in a townhouse we are buying. We close next week, so I can't get actual estimates yet, so I thought I'd throw it out there.
What do you estimate that a 400 sf area would cost to put down wood floors - not high end, maybe even engineered wood. There is existing tile that will need to come up and new baseboards. I was thinking $6,000 but I am hoping I am high on that
I think you could do a decent domestic hardwood for that. Personally, I wouldn't get engineered because the price of the good stuff isn't that far off from solid hardwood. Are you considering laminate? In our area most town houses don't do hardwood because the resale value just doesn't support it.
One thing to keep in mind is that 400 sq feet isn't a large job, so it will probably cost more per sq foot than if you were doing a larger area. Most floor prices shown on websites say "starting at..." but that's for the highest level of square footage. A smaller order will increase that price.
If you're considering a normal thickness hardwood or even an engineered floor, the prices tend to vary from roughly $2 to $7 per square foot depending upon quality, width, etc. $5 a square foot is high end and that would cost $2000 for material for 400 sq ft.

We are going this weekend to look at a few places. I've been looking online but it's so hard to tell. I was leaning towards hardwood, just because the space isn't huge, and we are in a HCOL area.

The major expense is usually the installation. Especially if you HAVE to remove the tile (vs going over the top with a floating floor application).

but you can mitigate that a bit if you're up for doing some of the work yourself. I always advocate DIY demo. It requires no skill, just sweat and blisters, and saves a pretty good chunk of change.
