I'm pretty sure we had closing costs back in 2011. I think a couple hundreds.
So the only direct through Disney sales right now is Aulani and Poly, right? And if you wanted something with more than one room and a washer and dryer at WDW you only have the bungalows as an option to buy into.
I just priced it out (I think I did the math right.) and it's something like 70k for the first year for 350 points, so you could go once every two years (I'm assuming points roll over for a year?) for at least 5-6 nights. Do the other resorts ever open up again for direct sales?
Are there any extra fees or restrictions when resort jumping, like if we bought into Poly but wanted to go to Grand Californian instead one year, do they charge extra points to do so?
Every resort has their own point chart. If you want to come out to California you have the option of attempting to get a villa at the Grand at 7 months out (good luck with that- I own there and cant get stuff at 11 months out!) or you can stay at one of the hotels (they use more points per night).
Look at the points charts for Saratoga Springs and Bay Lake Tower for a 1 bedroom. Get enough points to cover a 1 bedroom at one of those resorts. You do not have to stay at your home resort and some of the DVC properties do not fill up at the 11 month window.
You are not locked into the resort that you buy into. Go online and look at the point charts for 2016 and 2017 and look at what points are required to stay in a 1 bedroom and figure out what you will need to buy. Example: a 1 bedroom at BLT will require anywhere from 194-465 points for a 7 night stay in 2017 depending on the time of year and view. Saratoga Springs is 164-346 for a 1 bedroom.

There are fees if you decide to use your points for a hotel stay instead of a DVC villa. There is no extra 'fee' or extra points to use another DVC resort. Each resort has a points chart and they will tell you how many points you need to stay there; every resort is different and some resorts will require more points than others. That is why you should buy an amount like 100 or 150 instead of the exact amount of points you need to stay (62, 73, etc). It gives you more flexibility in using your points.
Think of your points as a bank account and each year you have so much to spend at Disney.

Disney has right-of-first-refusal on resales and there are also foreclosures, so they have varying availability at other resorts. Again, I'm not an owner, but I've read this in multiple places.

Yes you can get on a list with Disney and you'd pay direct prices. I think most of disney's waitlists are full right now though because they have too many people who want to buy. That plus the much cheaper price is why people buy resale.
Disney usually only uses right of first refusal if someone is trying to buy a resale contract suuuuuper cheap. Occasionally other times but not that often.
