I think I’d have to stake it out couple times to know for sure but I don’t think it would really bother me.

We have some very small airports around and I don't even notice it. My friend is very close and there are very light sounds of them and we see skydivers in the summer but nothing at all to be bothered by
I used to live right near a small airport (mostly private planes) and I never heard much at all. The only time it was ever an issue was the one weekend a year for the air show and it basically sounded like we were in the middle of a WWII movie.
One thing to consider is pfas chemical, which is a flame retardant used to put out fires. In michigan we are discovering lots of contamination around airports. If you will be on a city water system this is less of a concern than a well.
We are dealing with this here now too, bc of a Navy base that had an air base. It’s some Erin Brokovich level fuckery and a huge scandalous mess.

There’s a teeny airport about 2 miles from my house. I don’t even hear anything to be honest. But I used to live 5 minutes from a major international airport and my house would shake on occasion when the flight patterns were changed for bad weather. There was one time I was in my living room and was pretty confident that the plane was going to crash into my house —the shadow came over my house and I legitimately thought I was about to die. So maybe I’m the wrong person to ask.
I’m familiar with the area so I highly recommend hanging out in the area to check your noise tolerances. Maybe even see the realtor (or owner) can tell you how much noise to expect and what peak noise times are. PDK is a very busy general aviation airport. And depending on which part you’re near, some parts could be louder. There are intersecting runways since the winds vary, thus departure/arrival ends of the runways could vary.
I grew up just offset to the approach to a commercial airport with lots of widebody commercial planes. I don’t mind the noise and don’t notice when I’m back home and I love plane spotting. But I know it’s not for everyone.

The issues typically involve old military bases- world war II and such- which caused a lot of contamination. That base and another one a couple miles from the one mentioned by gummy bear are large navy and NASA bases so it shouldn't apply to small, non-government bases but it doesn't hurt to look into it.
I live a 10 minute drive from Sea-Tac and directly under the flight path. I'm also right down the street from a major hospital with a helicopter pad. Next month it'll 4 years since we moved in. I still notice them, especially the jets. And the helicopters flying to the hospital. They hover over my house while waiting to land on a fairly regular basis. I'd love to move unfortunately it's not in the cards currently. I'd say no to living that close to any airport at this point. Sigh

Wikipedia tells me that PDK was a military airfield from WWII until 1957. A lot of municipal airports are converted military fields. This doesn’t mean there is any contamination, but there definitely could be some that leeched into the soil.
I see your update so that’s a bummer. Maybe they’ll change their mind! Super long, rambling anecdotes below.
To answer the question, it wouldn’t bother me. DH and I both grew up in the shadows of Chicago’s O’Hare airport. His parents are directly under one runway, depending on the wind. Our girls love to be out on their back deck and watch them come in and take off. You can practically see the pilots, lol. My church (which was embroiled in the eminent domain lawsuit over the centuries old cemetery we owned that was on the land the new runways now go over), is so close that if you were speaking and a plane took off, you’d have to wait a few seconds for it to pass because nobody would hear you even with the mics, lol.
Here in the MKE burbs, we are down the same street as the airport (albeit 10 miles away) and on one path. The sound is comforting to me.
Funnily enough, I lived in the south loop for a bit many years ago. I was directly next to multiple L tracks. I never could get used to the L noise. Drove me nuts.

I also live closer to a hosptial than the small private airport. It seems I only hear medivac in the middle of the night when I'm home alone. We live in a cape so my head is right near the roof in bed. It'll wake me up and freak me out, but it doesn't happen that often.
