Beach towns in DE are great. Lewes is very small town charm. Cape henlopen state park in lewes is huge and not crowded except for weekends. Even then you can find a non crowded spot if you walk a bit. I see lots of recommendations for rehoboth....have you considered Dewey? It is a 5 minute drive to rehoboth boardwalk and only 20 minutes or so to OC. It has a vibrant night life but no trashy OC aspects. If you have an SUV. you can actually drive onto the beach and chill for the day at the state park in lewes, rehoboth, or dewey if you purchase a pass. People bring grills, games, etc...much easier than hauling by foot.

The current plan is to go next summer since the VRBO reservation can be transferred to next year but not refunded. I've heard great things about it!

Our place is on the west side, not a high rise. By the big lake, maybe 1/2 off the beach

We did Sea Colony a couple of years ago, and one of the things I didn't like was the beach was pretty crowded if you wanted to sit closer to the water. It's a private beach, but they have so many units that it is just as crowded if not more than the public beaches. We were in the last building that borders another private beach (Middelsex I think), and that beach was practically empty. They even had someone hired to sit in a chair whose only job was to keep the Sea Colony people from trying to come to their empty beach. I kept staring longingly over there while feeling packed in like a sardine at Sea Colony. Our unit was really nice, though. It was updated with a gorgeous kitchen and bathrooms. It just depends on the unit you get since they are all individually owned.
My parents had a beach house in middlesex it was amazing! No one on the beach, walkable to downtown Bethany (not super close but manageable and may depend a bit on where your house is) and we could go to OC or Rehobeth for rides and the boardwalk experience (high school and college me loved OC the mom in me now much prefers Rehobeth LOL).
OP there is no pool in Middlesex but the community would definitely meet your empty beach requirement. It is in between Sea Colony and South Bethany. We have been doing the OBX for the past five years or so but I have been looking in Middlesex for next summer. I have just been hesitant to book because of covid.

Ok honestly they’re all so different and I get analysis paralysis haha! We are looking at a bunch of 2 or 3 bedroom places on the east side. Is there any reason to prefer one building over another? Or is it all just a crapshoot?

Of the high rises? It’s probably personal preference but I’d go for the outer ones (Annapolis, brandy wine, harbor, island) over the middle ones just bc they are less crowded. The beach is almost never crowded by island and the pools by harbor and Annapolis are way less crowded than the others.
