Did they take any alternate kitchen photos you could use? The special lens they used, proximity of the camera to the island, and the placement of that specific red chair, makes it look like the kitchen is cramped and there isn't enough room to maneuver around that side of the island - I can see in another photo that there is actually plenty of room over there with a whole nook.

Looks gorgeous! You did a great job staging it all to showcase the space, too. Our house never looked better than right before we sold it 😆 I should have put all the work in way sooner so we could have enjoyed it!
I definitely had the same reaction to our listing photos a couple years back. Like, why would we sell this place?! It’s still a much cooler looking place and more “us” than our current house and I do miss it.
Great job! I want to go hang out in your family room! Also I felt the same way about our listing photos when we sold this spring. Once we packed up a bunch of our crap and put it in storage, our house looked so much more spacious and uncluttered!
If you are interested in any small feedback, I would take down the family photo in the kitchen before showings. It's not a big deal in the photos, but kitchens sell houses, and yours is lovely. You don't want ANYTHING inhibiting buyers seeing it as THEIR kitchen when they're there.
I'm sure it'll sell fast, but also wishing you a smooth process!

Our realtor ended up virtually staging our house (long story) after pictures of the empty house were taken, and I had the same reaction...if I saw those pictures I would want to buy our house! I think the pictures worked to get TONS of people in to see it (over 20 showings over the weekend), but I feel like the reality of the house didn't live up to the pictures. We did get 3 offers, but they were all under asking (and 2 were unreasonably under). But the market here is also really slowing down and most houses are sitting and having price reductions, so we were glad to take the 1 reasonable offer and be done!
I felt the same way when we sold our condo. Having it staged and uncluttered made a big difference. Your house and yard look really lovely - I'm coveting that kitchen!
Thank you everyone! We've worked really hard to make it "ours" as we did believe it would be our forever home. So, a lot is custom tailored to what *I* wanted (kitchen/butler's pantry, my closet, the family room wall, the entire backyard). I just hope others love it as much.

expectantsteelerfan, I'm very scared of that! We only had 5 showings yesterday and 1 today. We are scheduled for an open house with all offers due by 8pm tomorrow night, so I'm hoping everyone is just waiting for the open house?! It's got 710 views and 73 saves on Zillow, so surely more than 6 people want to see it!
bluestreet, we have and we're VERY excited about it. The new house and yard are smaller but the neighborhood is why we're moving. It's called New Town at St. Charles (there's like 1500 houses, so I'm not worried about posting that here especially since our house never went on the market). It's very polarizing to people, as some say it's a cult or the HOA is overbearing. But we've visited enough, know people that live there, and have read the by-laws to know it's not a cult and while the HOA is way more "involved" than what we currently have, we understand why and don't have a problem with the "rules".
This is the view (and my dad, lol) from the "hospitality door" to the backyard area (I learned here that the house is a Charleston Single style). Front door is to the right, that's the 3 car garage straight ahead, and yes the neighbors house on the left. There's a huge park across the street, so kids will have PLENTY of room to play baseball and kickball there, and there's a community pool with a lazy river that I won't have to take care of we can go to. it's the perfect amount of outdoor entertaining space I need w/o a ton of maintenance b/c while I love my current yard. It's a lot.

This is the eat in kitchen (10 foot ceilings w/o drywall-look AWESOME in person). On the right side is the staircase to up and down in the middle, and two walkthroughs to the same size family room. That's it on the first floor, two rooms and a half bath. Then upstairs is 3 bedrooms, 2 baths and the laundry closet. It's everything we need and nothing more. And I'm so ready for it.

im glad to hear that because the whole house looks fantastic. I’m looking at a lot of listing right now because we are considering moving. size/ manueverabilty in the kitchen is often a deciding factor on whether I visit. Our current kitchen is a tiny galley kitchen that is also a pass through from the garage and a constant source of frustration.
