We are getting the walls retextured and painted at the new house. DH has left the decision up to me but I can not decide what I want to do.
Option A - $7,000 to retexture walls & ceilings to a smooth finish and paint the lower floor (no closets but includes trim & doors)
Option B - $5,000 to retexture walls & ceilings to a light orange peel and paint the lower floor (no closets but includes trim & doors)
The kitchen, main hallway, mudroom, master bedroom & master bathroom already have smooth walls.
The dining room (directly off the kitchen), living room, hall bath, 2 kids rooms & small front hallway have a weird thick texture that has been patched over the years.
Option C - ask the painter to meet me in the middle at $6k to smooth everything but the hall bath and kids rooms.

This is what I want but I also don’t want to spend the money which is why I think option C might be the best way to go? Idk then I might be pissed I didn’t spend the extra $1k to do everything.

In the grand scheme of a house purchase, I think you’ll regret not spending the $1K difference between A and C.

A. It’s all a decent chunk of change, but at that point, it’s not that much more to just do what you really want.
We have flattened down orange peel, and I like it fine. But if I didn’t care for it, it would drive me crazy forever and ever. So, do what will make you happiest

It’s me 😂 this is the labor cost and I need to buy the paint but it’s still a great price for almost 2000 square feet.

100% worth it if you have a place to stay for those 2 weeks. Somethings are just so much better done when you aren't living in the mess, especially with young kids.

A all the way. Any work on drywall is a huge huge mess. Do it now before all your possessions are there and get covered in it. Close up vents to try to help decrease the spread too.
I would try C, but would be ready to go with A if that didn't work.
We have so many different textures in this house, (I think the main bathroom has three), and the only one I like is the smooth we had done (LR, kitchen and two hallways), when we moved here.

C is actually the worst option IMO. It's only $1k less and you aren't getting what you want. Every time we've cheaped out a little on home stuff, I've always regretted it. This is just how homeownership is. It's expensive.
I would do A for sure. If you're already spending that much, you may as well get what you want. And textured walls suck. If you ever want to paint or patch anything, you are going to regret having textured walls.

Ditto. Texture is a giant pain in the ass to repaint. Contractors love textured walls because they can be sloppy with the drywall taping/mudding. Texture hides a lot!

This. SOOO messy. We had a bunch of drywall work done when we moved in. My god. The mess. I swear the floors didn't lose their dusty haze for like 2 years. LOL

That used to be an issue for us too. So I’ve taken to putting up a cute pic from the kids over it. Boom! Problem solved!

Ohhh this is an excellent point. Patching textured walls costs more and is never *quite* right. And in kids' rooms and bathrooms, repairs are inevitable.

We just had to make a 2k decision too for a home project (size of a new deck), and yeah it was tempting to save the money but in the end I KNOW I would have regretted it.
