Can someone help me understand the eviction ban? Say someone owns a single unit/home that they rent out. Tenants stop paying rent, because eviction ban. Owner can no longer afford to keep the unit because the income they thought they would have to cove costs of the unit is gone. They had six months unit expenses in savings knowing that there would be times they had to carry the unit without tenants, but now it’s been over a year and they can’t do it. They have no choice but to put it up for sale so they don’t ruin their credit. Local laws state that new owner can evict current tenants if it will be their primary residence. So tenants are eventually out anyway. How does this help? I know there are some rent grants, but they don’t cover every rental that isn’t having rent paid. I’m honestly curious.
This is really where it comes down to your local laws and the lease. If the renters lease says they can stay in the property after it is sold, then they have to be able to do that.
Other leases have terms that say as long as they are given notice of a certain time they have to move out if the property is sold or if is becoming the existing owner’s primary residence.
That’s been tricky here because the rent moratorium/eviction ban prohibits your landlord from asking you to leave due to non-payment of rent but they can ask you to leave for other reasons as allowed for in your lease or if the renter violates the terms of their lease in other ways.
Basically during the moratorium the landlord would have to prove that they aren’t trying to evict someone due to their non payment of rent but because of another lease violation or legal reason related to the local laws around sales. Which is possible but messy—the renter can’t decide to, for example, stop paying rent and use that as an excuse not to be evicted and start using the house to distribute or manufacture drugs. So if your lease and local laws says you have to leave if it is sold to someone else as their main residence then generally you have to go.
The federal moratorium has ended so it’s all on the states now. Some states do have aid to find people new living arrangements in the situation you outlined.
If you’ve been paying your rent, they can evict you per the terms of your agreement.

The 9/11 conspiracies were sort of the start of the viral video age and how it's morphed into so many other conspiracy theories (sandy hook, lizards, Hillary, Pizzagate, COVID, etc.) Oh, let's also blame GWB and Cheney for actually lying and covering up the reasons for the Iraq war and sowing distrust in the public. I found myself wondering this morning how this country would react if 9/11 happened today*, after seeing yet another news clip of anti vaxxers /anti maskers screaming about THEIR RIIIIIIGHTS, and also seeing several dozen tweets about how President Biden and Dr. Fauci need to be jailed and worse.

I looked up the organization/author of the pamphlet that was on my car and went down a little rabbit hole since they also have some similar social media platforms as the white supremacy group that posted flyers near me last week. I found a link on the ADL's website that discusses the link between 9/11 conspiracy theorists and anti-semitism. I'm sure that this isn't a surprise to our Jewish posters but due to my privilege it was new to me.

I've been thinking a lot about that recently as well and wondering what shift our culture has taken over the past 50-75 years. I'm not talking about things like racism or homophobia or xenophobia, etc as those have always been present and I've always been aware of them, but just increasing anger, individualism and privileged expectations. I don't know if social media amplifies it or if it's actually getting worse.
In healthcare for example, since I've been in the field, which is only about 10 years, I've always (unfortunately) heard about incidence of assault against doctors, nurses, etc and have had a few instances myself. But it really does seem to be increasing lately anecdotally.
I do think that if 9/11 were to happen today everyone would've still come together kumbaya because it was a terrorist attack carried out by muslim foreigners, so I actually think the racism and xenophobia that occurred immediately after would've actually been worse these days.

So is this where I sell my home to my cousin for $1 which is to be her primary home and then she sells is back to me?
Also, does anyone know. If a home goes into foreclosure does the bank have the same limitations in eviction that the prior owner did?
Presumably, people that have to sell due to not receiving rent is because they have a mortgage to pay and they can't. You can't sell your house to your cousin for $1 while you have a mortgage on it.

A good friend of mine in high school got into this (for a very brief moment). It must have been 2004-2005 when this happened, so not long after 9/11. We were swimming in my backyard pool with two of our other good friends and I remember getting on this topic and she made some comment about how 9/11 never actually happened and the three of us looked at her like “what in the fuck are you even saying right now?” We set her straight, but I remember that being my first real moment of how people can really get into conspiracy theories. It was wild. Things have gotten so much worse since then.

I have the same feelings although I am slightly older than you. My family was very anti Clinton, and while they weren't overtly anti woman, they echoed the same blame both sentiments. To them, that was equality. I was practically breast fed on trickle down. To hear my dad criticize his governor (deathSantis) was brilliant.
