My first concern would be related to the person staying overnight in your house. I’m not big on strangers doing that. I would pay more for someone I already know and trust over a random referral. If he was just dropping in a few times a day, it would matter less to me.

It sounded to me like that was her point. She'd rather pay more for someone she knows and trusts, like the tenant.
I don't think the question is whether or not he is charging too much. The OP already agreed to his rate so presumably she didn't feel it was too high. The question is is it wrong to cancel and go with someone cheaper.
Part of me would want to stick with the tenant because it would be nice to have that easy and known option in the future. And cancelling could burn that bridge. I don't think it's wrong to cancel, but I'd probably at least offer him some portion of payment since he may have passed up others jobs.
