How long does it take for you to get paid?
So far, I'm not impressed with our property manager. The communication is not very good at all. While our house was vacant, we were always the ones to call them. They would always say things like, "Oh, we were just about to call you to let you know we had two showings this week." They would never initiate communication.
Now that the house is finally rented, it is taking for. ev. er. to get our check. We got December's check just before Christmas. We have yet to receive January's check. Is this ridiculous or typical?
We do. They were not great about communication while the house was vacant and they were showing - we did all the reaching out, and had to come up with new ways to suggest marketing the house or pricing strategies.
Once they actually found tenants, we were pleased with how they handled the application and lease process, and how they've handled questions and concerns so far. Per our agreement, we receive our check 10 days after the tenant pays (so they pay on the 1st, we receive our cut on or around the 10th). Do you have a written agreement in place for when and how you receive payment? That does seem like a long time to wait for payment.
I work for a company that does marketing for property management companies. Most companies I've worked with have either set dates that they cut checks to owners (example: the 15th and 30th of the month, so if the tenant doesn't pay until the 16th, you wouldn't get paid until the 30th) or, like halfpint, x number of days after the tenant pays rent. Check your contract to see if it's specified.
