The house was almost exactly what I thought it would be. Actually better in some ways. There are double ovens, in addition to a full range, and I had almost figured out the floor plan perfectly. I think I had one room tweaked in the wrong direction, but that is all. It needs the work that I expected... nothing major like a roof or anything...all of that stuff was done before these people bought two years ago. They are relocating, so that is why they are moving so soon.
I'll try to post pictures a little later.
Keep the good thoughts coming. They have already turned down a lowball offer, and didn't counter, so maybe we stand a chance.
Keep the good thoughts coming!
DH is going to video skype from his iphone, so that I can see it, and he's going to call from his other phone, with his headset so that we can keep talking if skype locks up or something (as it does).
The realtor has the offer written, (for $1000 over asking), and ready...just in case.
I need one of these. Too bad it's way too early. I guess I will have a chai latte instead. lol
Doesn't it scare you to buy without seeing? I know you kind of have to, but I also know that my DH does not have the greatest taste in houses
Not really. I have spent so much time pouring over photos and puzzling it together, that I think I know more about the house than DH does, and he was there.lol
You know in the movie Willie Wonka, when Charlie opens the corner of the wrapper and finds the Golden ticket? That is how I felt when I found the listing, and again, when DH walked in the door with the video going and it looked exactly like I had imagined (the parts that weren't in the photos online), and it just felt like home.
I trust my own instincts and vision. If you knew me irl, you would probably be surprised that I am not there micromanaging the whole thing, or having to get a feel for the place in person. lol I worked really hard to find these listing and studied every detail, so that I could think and over think every one and listen to the voice in my head and trust my feelings, to get us to this point. Also, until we found this house, I was thinking that whatever we bought could be an investment and turned into a rental when we found 'the home', so there isn't the pressure to find a forever home (although this one is exactly what I wanted)..
I let him choose a couple of the houses to look at that I am pretty sure that I don't want, but I am pretty sure that he won't like them when he sees them in person. lol The other houses that I like and would be fine with are houses that either he likes already or houses that I think he will see my vision once he sets foot in the house. He trusts me more than I trust him to choose a house, but I trust him to tell me about condition and with skype, I get to see things and ask him while he is there.
We are not expecting to hear whether they accepted until tomorrow morning. I guess they are expecting another offer, and they don't want to get into bidding war situations so they are asking for best and final offers.
It tuns out that the owners are relocating to SoCal. Too bad we don't have a cool home to sell them. ;p
Are you going to increase your offer? How did the list price compare with the comps?
No...we went with our best offer, and I am not sure the comps would support going higher. Their realtor feels that it is fairly priced and comps support it...ours is not as sure, but she thinks it is close.
I was a little concerned that it may be priced a little high, but if they accept our offer we will see how it appraises and walk if it appraises low and they won't go with that price. If we make it that far and that happens it will be a disappointment for sure, but we will accept that as a sign that it wasn't meant to be.
DH and our realtor (and me, by skype) are still looking at all the others on our list tomorrow.
