Our house is 4 bedroom with a small windowed room upstairs we use as an office.
One if the bedrooms is downstairs. It doesn't have a closet, but I talked to a local appraiser and he said that is ok. I doubt a future owner would use it as a real bedroom (not just guest) due to its location.
Right now we use it as a guest room and playroom. We have an ikea twin daybed that pulls out to a king bed.
How should we stage it?
Like a bedroom with the bed pulled out as king? Like an office with the bed as a twin and get a desk? Like a playroom w bed as twin and no desk?
If you are going through the work to repurpose and stage the room, then I would relocate office to first floor and stage current office as guest room/playroom. Is that an option? That way you wouldn't need another desk.

Hmmm, I didn't realize you were using an upstairs bedroom as an office. In that case, I'd stage it as the guest bedroom and stage the office upstairs. The alternative is to move the desk downstairs and the bed upstairs and stage the downstairs as an office and the upstairs as a guest bedroom.

Based on the photos, I'd leave as is, honestly - the twin bed and play area looks good to me, like a gentle "big-kid" room. However, I'd do something with your rugs. I don't love the two rugs in there, it looks awkward.
I'd leave it as a guest/playroom. My mom has a similar area that she's converting to an office, but her current looks nothing as nice as yours. That office space looks amazing.

When you stage I would just roll up one of the rugs and center the remaining rug.
I think I would stage it as a guest bedroom, with the bed pulled out. Show that it can fit a king bed just fine. You already have two living rooms downstairs, so people can imagine it as an office or library just fine.
