We still have to install the mirror, radiator, wall base and mudroom shelf/hooks, plus touch up paint, but I'm loving it!! I can finally pee, wash my hands AND shower in the first floor! Plus, he small mudroom area moves the clutter away from my front door!

Can I ask a possibly offensive question?
It seems like you guys put in fairly high end stuff. It seems like you aren't likely to see a ROI since you are selling right away. Did you consider that when you picked stuff out? Or did you get smoking deals and it wasn't as pricey as it looks?

No offense taken. It is a fair question. I don't have a great answer. This bathroom was my husband's project because I got to design the upstairs bathroom. He picked everything out and while I tried to make the point you make, it fell on deaf ears. When we bought this stuff 6 months? ago he wasn't completely on board with selling. That coupled with his background of designing high end residential in NYC...
Ugh.
We did get the tile SUPER cheap and the toilet and lights were too. The vanity and sink are ikea which were cheap.
So I guess really only the shower fixtures and sink faucet were high end. But my husband has a big thing against cheap plumbing hardware.
Honestly, our inability to work more as a team was a big reason I want to stop DIY renovating.

Haha, I can appreciate that! DH and I have the same problem, but luckily for our budget, neither of our tastes run too high end.
Maybe i am being a debbie downer, but i suspect odds are decent that a buyer will look at your fancy bathroom faucet, say "ick I hate that modern faucet" and rip it out, never having any idea that it was any more special then whatever else they could pick out at Lowes.
Possibly bitterness about some of the improvements we made to our MN house are creating in here, lol. Either way it will show well as a newly redone bath, though.

Susan- I know! We have an expensive Franke kitchen faucet too, but we plan on taking that one with us. It was actually the thing that reminded us about the name Franca, which we then named our daughter! I framed the top of the faucet box and it is in her room. Corny.
I need to total up the cost of the bathroom. I suspect it really isn't that high considering we created it from scratch (not remodeled). It used to be 2 closets.
I would love to be buying a house with 'more special than whatever could be picked out at Lowe's', and pretty modern faucets at that. I would love to look at the faucet and see that it is Hansgrohe. *sigh*
I suspect we will have none of that at the new house, judging by the very traditional lighting, granite and cabinets in the bathrooms and kitchen.lol
I love everything about your new bathroom/mudroom!
So looking at those numbers, it would have been maybe $1700 less to use Lowes stuff instead of the more expensive (toilet, shower, faucet, radiator, vanity light).

Our new house has a super cheap plastic fake brushed nickel faucet in the kitchen. I really want to rip it out and put the nearly identical hansgrohe one that they have at Costco in, but I feel dumb since the current one isn't broken (yet!). I may buy it at Costco, though, and save it for when the existing one breaks, lol.

I would buy it and donate the super cheap one. It just isn't worth it to me to have to hate something that I use that much. If I was planning a kitchen remodel or to replace the sink I would wait, but if it was going to be something in the distant future, I would replace it asap.
