There is a home down the road from us that is in foreclosure. A close friend is thinking about buying it as a rental property. The biggest hangup is the kitchen. It needs to be updated enough that it would not be a major negative point if it was put on the market for sale.
How would you fix / update this kitchen.
The tiny dinning room is on the other side of that wall cutout.

For a rental, that is a totally workable kitchen. The cabinets, other than the broken one are decent. Add some hardware to them and they would work. It's the paint. Go with a bright cream and it would really help.

I agree for a rental this is nice to me give it some touch ups and you are good to go in my opinions but I have a section of cabinets I can't open in our rental
Paint and cleaning will go a long way to 'fixing' it. Cabinet pulls/knobs is a good idea too.
I don't really understand the window to the dining room. When we were house hunting, we saw a lot of openings like that that made no sense to me. Not every kitchen needs to be opened up to the dining area. At least there is a door opening. Besides, if the window wasn't there it would be a nice place to either hang art or to put a sideboard....now it is just odd.
ETA: I would do more if I was planning to live there, but for a rental....not too much.
I think it's fine but I hate red kitchens...especially since the cabinets are already that dark cherry. I'd slap on some light and airy paint, maybe put knobs on the cabinets and call it a day.
If they can't (or don't want to) take out the wall to the dining area I would fill in the cutout or make it bigger. It's not the right size to be functional or appealing to the eye IMO.
A few days ago someone posted a tile "paint" that they used with great success. After cleaning & fixing the grout colors that will do wonders for the floor.
Also, I would remove the skirt over the sink in a heartbeat.
The cabinets are refaced but in decent condition. Painting is a must! The red cabinets with red walls hurts my head! What light color would you do with the cabinets? A beige? The entire inside will probably be painted the same color for ease of repainting down the road.
We were thinking about taking out the wall between the dinning and kitchen. The cutout is perfect height if you are seated at a table but chest level if you are standing?!? There was a small butcher block type island in the center of the kitchen but they took that with them. Would you put something back or leave it open for the renters to decide if they want something there?
Granite counter top would be doable. With that small of a kitchen I could probably find enough remnant material to make it fairly inexpensive.
sierramist03 - We have a section of drawers in our rental that we just remodeled that cannot be opened. The cabinet installers (FIL) did not take into account that the stove sticks out past the depth of the cabinets and the stove is in a corner of the cabinets. This leaves 2 of the drawers completely useless. The middle drawer can be opened if you open the stove first!
The cabinets are not bad at all. I would change the backsplash and install new vinyl flooring. But the easiest change would definitely be to get rid of The Shining red paint. I agree that little window is weird.
