Hi ladies! I used to post occasionally on TN, but haven't really posted over here yet. We've had our house for 4 years and haven't done much in terms of home improvement, but we're looking forward to starting some updates this summer. I'd love to start posting here to get some thoughts and advice!
Our house is a fairly typical suburban house built in the early 2000s... open floor plan with dining room, kitchen, big eating area next to the kitchen, and living room. It's about 2200 sqft with 1000 unfinished in the basement. We love the house and the floor plan, but want to update some of the finishes. We don't have any plans to move.
Here are the projects we are considering. How would you prioritize them? I want to start prioritizing, getting quotes, and coming up with a plan.
Higher Priority: -Paint exterior (this needs to happen first because we got a letter from the HOA) -Replace carpet in master bathroom (ick!) with tile -Furniture for master bedroom (dresser, end tables, a chair) -Kitchen lighting (replace fluorescent light with recessed and put pendants over island) -granite kitchen counters and new backsplash (currently have laminate with a really ugly backsplash) -Change ugly kitchen tile floors to nice tile (previous floors were installed by previous owner and they did a horrible job... the seams are crooked, tile is ugly etc) -Replace lighting in dining room and kitchen eating area
Lower Priority -Get a sectional for the living room (current furniture is terrible... it looks nice, but we want to put it upstairs on the loft and a sectional would give us more seating) -Replace laminate floors in downstairs half bath and laundry area with tile -Granite in upstairs bathrooms -Kitchen appliances - replace black fridge, dishwasher, and stove with ss (could do this slowly as they break) -New carpet in living room (most of that floor is laminate hardwood, but the living room area has carpet)
We'd also like to finish the basement, but that's just SO expensive that we're probably going to take that off the table for now.
Any thoughts on how you would prioritize this?? TIA!
I normally do high visibility upgrades first and then move on to things that less people will see. I would start with the exterior, living areas than bedrooms. If anything is hazardous (carpet in the bathrooms, yuck) I would put those things higher up on the list.

That makes sense to me.... paint exterior, then tile in master bath, then kitchen stuff. We will be hiring someone, so we can ask if it would be worthwhile to get all the tile done at once or if it doesn't really matter.
