Especially since of first offer was SO easy. He literally said: what do you need to make you take this off the market right now? Insane right?
The second best offer people and their agent are PISSED. We are trying to decide if we will accept them as a back up or just put it back on the market (at a higher price) if the first offer falls through (really doubtful).
I feel like an ass countering them a million times on a back up offer.

They held on to their offer for 24hrs. By the time we saw their offer, the best offer people had seen the house and we made a verbal agreement for over list w no realtor fees & no repairs. They are mad because we essentially didnt give them a chance. They would have had to come up about $25k.

So, they're mad at YOU because THEY didn't submit their offer in a timely manner? Run away from those people. Seriously - they sound like they'd be a PITA to sell to.

If the first offer falls through because the buyer dies of rabies or something completely random, I would relist at a higher price and not offer a back-up position to these people. They sound like they'd be a PITA to work with.

No joke. I'd just relist if the first offer falls through. Early bird gets the worm, a-holes.
I would re-list if the offer falls through and as a courtesy, let those people (their agent) know the minute you re-list it. That way it's still a competition of the best and most qualified offer.
Is that not the way of the real estate market? I'm so glad for you that you have incredible offers. I'd negotiate on the back up offer and try to get it to match the first offer as much as possible just because that will give you peace of mind.
