We're trying to redo the downstairs bathroom next. And by redo, I mean, finish the walls and paint the cabinet. (That's all). The previous owners installed really crappy beadboard on the bottom half of the room, but it's not original. I spent the last month peeling wallpaper off in my free time, but unfortunately, we discovered that the reason they put UP wallpaper is because the wallboard is in BAD shape. R isn't keen to sand and re-mud, so we're thinking of alternatives.
This is the bathroom in question (listing photo) with wallpaper still up:
I've come up with these as inspiration options:
Full beadboard:
Half beadboard/half horizontal plank:
The bathroom is small, maybe 6x8 maximum. Ceiling is about 7.5 feet in that room.

I like the half plank and half beadboard in your inspiration picture out of those 2 options. If it was me, I would do the mud and sanding myself. It is time intensive, but pretty easy to do. I mud, taped and textured the walls in my bathroom myself while my husband was out of town. I watched a ton of Youtube videos and it was much more simple than I though it would be.
My basement bathroom has full walls of white beadboard. I love how fresh and clean and easy care it all is. It also goes up super easy in full sheets.
Are you into wallpaper at all? There's some super fun ones out there these days that I think are overkill in day to day spaces/bigger rooms but are fabulous in smaller areas.

Here's the problem. We just don't have the time to futz with it. We're not certain about the possibility of lead paint in this room (fairly certain there's not, but it's a possibility). Working lead safe is going to make the sanding/mudding a PITA and time suck. We have 3 weeks to finish this room plus the other bathroom before we have guests, so we're cosmetic fixing only.
I would do 3/4 beadboard and some sort of paintable wallpaper above that or maybe some sort of grasscloth wallpaper. I know they sell some really pretty stuff at Lowes and Home Depot.

Ah, yeah just cover it up then. Either option will be nice.
