I'm finding tons of really affordable rental houses in Littlestown PA, which isn't too far. We don't want to buy in that area because of taxes, but we would totally rent. I'm emailing like crazy trying to work down NO PET policies. It always worked for me when I lived in Baltimore. I just offer an additional security deposit. Here's one I just sent to a company with a lot of rentals:

I was wading through CraigsList for a possible rental house and came across some of your listings.
My family and I are in the process of selling our house in Westminster and buying another home isn't in the cards at the moment (pickins' are slim!), so we are pursuing rentals. Our buyers want a quick settlement and we are doing everything to oblige!
We do, however, have two small dogs (12lbs & 8lbs). They are always crated when we are out of the house, nights, and, sadly, since having the kids (ages 1 and almost 3), they are crated a lot of time when we are home. I'm writing because I see a lot of your units have no pet policies. I was a renter for years before I got married and always took the chance of contacting "no pet" properties to see if exceptions could be made with additional deposits.
If my family (including my dogs) seem like something you can work with, we are looking for something in the Littlestown area. We're looking for a house (or duplex) with a yard. We need at least two bedrooms as our daughters share a room now. But 3 would be great! I commute to Woodlawn (Baltimore County) so closest to the MD/PA line is best, but depending on the property, I may be willing to make a commute.
Thanks for your time and consideration. If you don't have anything that would fit our family, we would greatly appreciate any references you could give us to any colleagues. As we live in MD, we don't drive past any possible "FOR RENT" signs up there as we would here.

So the buyers want to settle on 07/31. I guess that means we move out and they move in on that day? Is that how that works?

Since you are renting you could probably move out before and move into the rental so that way your house is clean and packed up on closing day. Yay!!!!
When we moved last summer it was very chaotic with a newborn and 2.5 year old. We closed on our townhouse and new house on the same day, so we were homeless for a few hours.
That letter looks great and I hope you hear back soon.
We took possession of our house on settlement. We had our final walk through the night before. The estate had to be cleaned out prior to our walk through. Anything that was left in the house at that time was ours.
You would have to be out of your house the 31st. Ideally you would move out the 30th. the house should be vacant the 31st so the buyer can do a last walkthrough before you close. You can see if they'll agree to renting the house back to you for a month if you don't find a new place in time. Or you can make it a condition of the closing date that you have to find a new place to live first and if you don't the closing gets pushed back.
Our settlement was at 8 am in the city we lived in (20 miles from where we bought the house), that is why we did our final walkthrough the night before.

7/31 is the day the new buyers get the keys and most likely move in. I would definitely move out by 7/30 if that is what you guys decide to do. Just to make it easier on yourself.
ummm CONGRATULATIONS!!! You have been wanting this for a long time!
They agreed to a 60 day rent-back. So we have that as a last ditch effort. But after paying all the fees and repairs, we'll have $0. Hopefully, he'll ask his parents if we can borrow a security deposit on a new place, because we won't even have that.

My sister just bought a house and is closing today. The current owners have 10 days from today to be out of the house.
I think it depends on how the settlement is set up and what was in your sales agreement. You could possibly close and then have a certain time period to get moved out and the house cleaned.

Yeah, it's different from state to state/market to market how closing works. MA and WA were so different for buying houses. I think your email sounds great and that's awesome you have a buyer!
