s/o Talk to me about landlord rights!

H and I rent out our house that we were unable to sell when we built our new place.  Our current renter has been late on his rent for the past 4 months (going on 5 if we don't receive rent tomorrow).  Is there anything we can do besides charge him the late fee?  I haven't done this because when I email him on the 5th (rent is due on the 1st, but grace period goes until the 5th) he always gets it in the mail within a day or two.  I'm sick of this and have 10 months left on our lease.  Do I have any rights?  I've tried googling this (rental property is in MN) and can't really find anything specific to this situation.
