So I was trying to get an idea where our house sits in our market right now. We have a 3/2 on a long skinny lot, but is is way newer than anything else in the area, so hard to compare. I ran across this one. I've seen the house driving by and would never has guessed that kitchen was in it.
"RENOVATED KITCHEN WITH CHERRY CABINETS, GRANITE COUNTER TOPS, STAINLESS STEEL DOUBLE OVEN W/ GAS COOK TOP WITH POT FILLER."
And just further added to my confusion of what our house is worth.

I looked at the listing, and the outside is pretty typical non-updated ranch, but it doesn't seem too odd to have a super nice kitchen considering it has hardwood and seems well taken care of. I wonder if the owner is a kitchen contractor or if they love HGTV. The price looks pretty good for an update like that, though.
As far as value, our appraiser pretty much went with price per square foot for the area. It didn't seem like there was a ton of other stuff that mattered (age, upgrades, etc.). From the report, it seemed like we might have been dinged from the average sq. ft. price for certain things, but it didn't seem like there was a huge opportunity for being bumped up. I'm not sure if you're looking for an appraisal type value or just trying to get an idea of FMV.

well... the pot filler is overkill (unless they're just calling the faucet a 'pot filler' - if so then I've got one too!!). The double oven is one of those stupid ones where you practically have to kneel on the floor to get whatever you have in the bottom one out. If they had put in ACTUAL double ovens, that would be ridic.
I don't think the house had a particular style, so the cabinets & granite are NBD to me.
It looks like that house was flooded recently, and someone made great use of their insurance money. I want that pot filler!
I also honestly don't understand how any of my friends chose to live on the Northshore instead of the Southshore when there are similar properties on both sides. I miss NOLA COL. Whomp womp!
Elevation, all the way across the lake to gain a few feet. That street is sort of low but I didn't think it flooded. We are at a whopping 7'.
NOLA COL makes me sick compared to back home. Small lots can run $60k where I'd pay <$10k back in Texas. Amazing how much not even totally dry land costs here.
