Our realtor is coming Monday to take pics and our house should be listed Tuesday ::EEEK!:: We've never sold before. We're in a fairly small town and know the realtor is good, he's the one who sold it before, his commissions are reasonable, and we feel comfortable with him. But I feel like I have no idea what I'm supposed to be asking about the whole house selling process. I mean, I have some logistical questions about showings and my horses, etc. that are here, but I feel like I should have more questions instead of just saying "ok, here's my house, sell it". I think it's one of those things that I've never been through so don't know what I don't know if that makes sense? Help a newbie???
We got our house ready to sell with the help of our realtor. He told us what furniture to get rid of and what quick fixes to make. After that, it was pretty much what you're describing. We handed over the reigns and told him to sell it. Lol. There really wasn't much for us to do as sellers other then keep the house ready for showings. He handled everything else.
We are going to start looking at houses, and had a Realtor come yesterday! But we told them we're more comfortable buying once we find one (or a couple) we like. We don't NEED to move for any reason, so it has to be the right house for us. Our realtor seemed pretty good... but like you said, I really have no idea what to ask. Do you compare commissions? Ours said they do about $800 in advertising for our house, and if it sells fast, then we get a percent back. Also, if the buyer comes from them, we also get a percent back... She said that when we go to sell, then I should "de-clutter, but still make it lived in." So, pack up winter clothes and extra shoes, extra linens, kid toys, crock pots- anything taking up space that makes a space look small. So, stuff off the tops and bottoms of your closets, shelves, and cupboards to make the spaces look bigger. That's all I remember. Good Luck!

yep, all this. Our realtor told us the quickest and cheapest "upgrade" we could make was to declutter so we wouldn't look like we were exploding out of the house.
