So, just got final confirmation that the sellers will close on their new house Oct 8. We already closed on the house, so technically we own it, but allowed them to stay and rent it from us until they close.
Oct 8 is a Tuesday. They said they HOPE to be out by end of day Sat the 12.
We need to get the carpets cleaned (they have a cat and DH is allergic, as are my parents). That will be Sunday if the cleaners work that day... Or Monday. So the 13 or 14. Then our new bedroom furniture will be delivered the next day. The POD will get delivered too, with all our stuff.
We were planning on waiting until the weekend after THEY moved out for us to move out. We no longer have that luxury. That would be Oct 19-20.
I'm due the 22nd. Mila was 4 days early.
I'm freaking the fuck out. We won't be in. Nothing will be unpacked. I can't take days off work bc I don't get a maternity leave; I have to use sick days. And I only have enough for 5 paid weeks as it is. I'm using everything for my actual leave.
I don't want to move Mila into a new house and I'm not even there - I'm in the hospital. And then she has a new brother like 2 days after we move in?
HOW IS THIS SUPPOSED TO WORK???
Their original move out date when we made the offer was Sept 1, so I honestly didn't expect that it would be THIS close.

Wow, so sorry, that is super stressful. Can they just stay with someone else for the in between time? Be clear with them about how tight your timing is too, you are doing them a huge favor and it sounds like it's more stress than it is worth.

That's scary, but it'll all work out. If everything comes to fruition at the same time, your friends and family will hop in and help get stuff done. Just worry about baking that baby and let everybody else fret about the details. (I know. Easier said than done)

Ahh! That is really tight. I would force them out on the 4th. I mean, they need to hurry the F up and at least be out by the 10th. Do you want me to call them and have a little talk with them?
Personally, I would tell them to be out of the house the 9th. I think you are being nice letting the stay there when you own it already and I can't see a reason they can't be out the 9th if they have a house the 8th.

I think what I would do is have them move out the 9th, that buys you several more days, and can make you less stressed. You have been more than accomidating to them.

Are they paying rent for the extra time? I mean you guys are paying the mortgage for a house you don't live in. If they aren't paying extra, I would be a bitch and say this weekend they need to be out. You are could have the baby even earlier than Oct 22nd (Katelyn was 3 weeks early and I never had labor signs with Kalvin). They should be the ones to figure out where to live. I mean technically they should have been packed and out at closing.
What happens if there's something that's wrong but you couldn't see it at the final walk through or that it happened after closing? Who is responsible?
I agree with everyone else. I would have them move out on the 8th or 9th. You have been super nice in letting them stay, it is time to get their asses out and your asses in. You don't need any more stress. I would probably get it in writing too that they will move out on the day you expected.
Oh wow, that does sound stressful! I agree with PPs I think that you should call and nicely ask for them to move more quickly. If they are out by the 10th, you could have it cleaned on the 11th and hopefully start moving some of your stuff that weekend? Then maybe you could spend the following weekend (19-20th) finishing moving everything in and preparing for the insanity that is your newborn baby!
You're in my thoughts lady. I have heard of people who move in the middle of the craziness of bringing a baby home. In the end it will all be ok!

This is why we didn't rent back from our buyers. We would've had a lease and a security deposit. So renting back after in our sale conditions we didn't fix everything that needed to be fixed was too risky.

I just emailed him and asked if they could find movers that would allow them to be out on Thursday or Friday of that week. I told him it would be a game changer for us, as then WE could get it cleaned and have family and friends help us move in THAT weekend - the 12 and or 13th. That's a huge difference from the 20th.
Idc if all we have are boxes and the only rooms set up are the nurseries and our mattress is on the floor for one night. It'd be worth it.

They gave us a substantial amt toward our closing, so since we had no mortgage payment for September (our bank doesn't charge for the first month) we let them stay for free. Starting Oct 1, they pay a daily rate (close to $50/day) to stay there.

They got renters insurance and he is actually an elementary principal in the district we teach in, so we know each other and have a good relationship.
The wife is ill (MS I think?) so I just feel guilty and that's why we have been so nice about it. Plus we were in my inlaws regardless so it made sense for us to stay and save more $$ while we could. We just never expected it to go this long.

Yah, I knew it was in closing costs they gave us 13,000 toward close so we could make it happen so we were fine with them staying, bc we didn't have an official mortgage payment - I worded that really confusing in my response!! I apologize
The per diem rate was based on our daily mortgage rate... So they're paying our mortgage for each day we are not in there, essentially. I wish it was more. Maybe they'd move faster

I'm glad I posted bc I was at first thinking "moving on a Saturday makes sense; of course they want to"
But I forgot that they are hiring movers. And they put the house on the market in March, so they've known they're moving at least since then.
So their stuff should be boxed and the movers should be scheduled by Friday at the latest. If he emails back and tries to insist they need until Saturday, I will have DH call him and push them out.

Your homeowners would cover the house burning down, don't stress about that part. Homeowners covers the structure. Their renters insurance covers their belongings.
