We accepted an offer on our house after only being on the market 30 days and it's a small acreage in the country, so a little harder to sell. We were shocked. But they want a quick close. They had the inspection and we only have to fix a few minor things and the realtor's not worried about the appraisal at all. I posted about having to move in with the inlaws, BUT we happened to find a house we fell in love with at the exact same time. It's perfect for us. 4br, 3ba, a little older quiet neighborhood with mature trees, large lot, privacy fence, new huge wooden playset, all of the houses are super nice and well kept, etc. and in our (approximate) price range. We never imagined we'd find one so quick since we can't find anything else out there we'd even want to look at. We just submitted our offer a couple of hours ago and I'm so nervous I can hardly concentrate on anything. It's not a SUPER strong offer, but not a lowball by any means. The people aren't living there anymore, so we could close the same day as our house and not have to move in with the inlaws or move twice. That alone makes me want to cry happy tears. It's only been on the market 45 days and is already priced well for the neighborhood so we're nervous they're shooting for list price. They honestly can probably get it, it just depends how long they want to wait. Since they're not living there we're selfishly hoping they have a second mortgage and need to unload this one quickly. I need probie good vibes because everything seems to be going TOO well so I'm terrified it's all going to come crashing down soon!

Thanks everyone! Nothing yet. monkeybabe I totally forgot about the market slowing down. Our realtor said that here it's busy all spring and summer, slows down as school starts, picks back up a little after school starts, but dies in the late fall to winter.
Good luck! I like it, the outside looks nice. What did you decide to do with your horse?
My mom and dad decided to take him. Apparently when I said that euthanizing him was my only option they didn't believe me until I was in tears the day we accepted the offer because it was basically signing a death sentence for him.

I'm glad you've got a plan for him now. I can't imagine how difficult this process has been. I hope everything goes well from here on out!
