Had the inspection today. He said that the roof is sagging in our master bedroom.
We just had the roof redone 2 years ago and are still paying on it. They didn't say anything about sagging when they did the roof. We have to call a contractor and I don't even know what they will say. Can we fix it from the inside?
We can't afford to fix this and move. FUCK. Just like that I see this whole thing falling apart
Yeah, I would hope the contractor who did the roof work would stand by their work and fix it for free. But unfortunately there are a lot of douchebag contractors out there. I hope yours isn't one of them.
Yes, we did it through Home Depot and there is a lifetime warranty. I am worried they will say it wasn't their responsibility to tell us about the sagging? I think the warranty is just for the shingles.
Can the buyers pay for it to be fixed if you get a quote?
When we were trying to buy the no fence house, we had the option to put the money in an escrow account and pay for the repair ourselves with FHA financing. However we decided not to and walked on that property. I'm so sorry you're going through this.
The seller wasn't willing to fix and we were doing FHA financing so it wouldn't be approved. We could have put $$$ into an escrow account and fixed it ourselves or switched to conventional financing and also fixed it ourselves but that coupled with needing to take out a tree, raise the canopy of the trees in the back yard and putting in a fence (lol) plus the cosmetic changes we wanted to make would have been getting in over our heads.
Did they tear off the old roof and but new or did they just put new shingles on top?

There's a chance the extra weight of the new roofing material is what is making it sag. Whether that's it or not, it should be a simple fix from the inside by adding new roof joists from underneath. Is the structure exposed in an unfinished attic or is there a finished room under the roof?
Uh oh. I'm worried that you're going to have to pull those up and deal with the roof. If you hired them to just replace the shingles, they're probably not obligated to vouch for structural integrity. I'm not surprised Home Depot operates that way, but I don't think it's typical for a roofer to not actually remove the old shingles before putting new ones on, or for it to not be supervised by a contractor.

It is common but they check to make sure the old felt and plywood is good first. Some people just can't afford to do a complete new roof. I hear FI complain all the time that he has torn off a roof and it's had 2-3 layers of shingles on it.

Update- We have a contractor coming at 5 today to look at it. He said it is common with older roofs, that if there is a structural issue with beams or something it should be able to be fixed from the inside... and that if there was really an issue the roof would have already collapsed with all of the snow over the last few years.

When we had our roof done (and I have seen this with other in our neighborhood) they replaced the decking (the plywood that the shingles are attached to) on many areas of our roof. decking that is rotting or failing, would give that sagging look, I think.
