Ladies, it never ends. That rental house of ours now has mildew growing all over the basement garage. This one more thing just seems funny to me now, like it's really never going to end with this house.
So the quote to do the following is $1775. I think it sounds really reasonable, but you girls in basement areas would know better I think.
Install dehumidifier and pump Treat floor joists and insulation for mildew (in the ceiling for the first floor) Dry loc 95 ft of walls Ozone shock the house and HVAC ducts
We got a quote a couple years ago from a national chain and I think it was $2500 for just the dehumidifier, none of the remedial work, but I'll have to dig up their quote to be sure. This quote is from a Bubba who comes recommended from 2 contractors I already work with on this house, so maybe that's why it's cheaper? WDYT? Anything else I need to know? Thanks.
ETA - just to be clear, this isn't a finished basement - it's a garage - three walls are underground and the fourth is the doors that open to the driveway.
Sounds reasonable to me. Dehumidifiers can range widely in price from $40-$400. If it were just the dehumidifier and the pump, I'd think $500-$600 would be fair. I think the dry-loc painting it a good amount of labor.
Do you have a drain somewhere nearby in the basement or garage floor? You could forgo a pump all together if you just ran some tubing to a drain.
Sounds reasonable to me. Dehumidfiers big enough to handle a two car garage cost $100-200 here. They are a big energy suck. We have a similar situation. Our garage is in the basement but only has one wall underground. There is condensation everywhere if we don't dehumidify it (which is a big problem in that we have all of our tools stored out there). We drylocked the walls already and have good insulated garage doors that seal better than your average doors. It sucks but we can't do anything about it. Garages just shouldn't be in the basement. I would try to stress to your renters that they need to keep the garage doors closed as much as possible. Otherwise you'll be having mold problems again. The dehumidifer won't be able to keep up otherwise.
