I feel like I waited for this moment forever!! Though, I know it's not as long as some people wait for short sales. We started this process in early March.
We closed on the 27th, 2 days after we sold our home. We stayed in a hotel for 36 hours. Not the most ideal with 3 kids, but we made it work.
If anyone is wondering what our timeline was:
Early March - Found the house, fell in love March 9 (appx) - put in an offer March 13 - After some back and forth negotiations, seller accepted offer Seller submits offer to their bank, who reviews and gets their appraisal done. And we wait..... and wait.... not knowing whether the bank will accept, deny, or negotiate. Limbo-land (meanwhile we were selling our house).... May 22 - Bank ACCEPTS our offer, sets stipulation loan must close before June 29th, and property is strictly as-is. end of May - we have termite and property inspections. Roof is very old, will need replacing in the next few years... (we suspected as much)...but no current leaks
The rest is all a blur. But here we are, in our new home. We went from just over 1300 sq. ft. to over 2500 sq. feet. I am loving our new home!
Still have a lot of unpacking to do, so I'll end here. But if you have any questions about buying or selling, I'll answer as best I can!
Good luck to everyone buying and selling! Now comes the fun part.... decorating! And I have a lot to do. First thing: Get rid of the orange color in the master bath!
Congrats! We started the buying process on our first house when it was a short sale- four contracts later we got it as a foreclosure. I'm glad yours went better!
