We put a deposit on a new build and then took it back. We just can't decide what we want. We love Stapleton but it's so expensive and surrounded by shit, and it's all contaminated land. isabel there is new stuff in that price range, ours is the same and we found several options
The market here in Houston is insane right now. My neighbor down the block put their place up for over $200/sf. It sold the day it hit the market. My realtor friend says most deals are done before things even go to the public and for all cash. We are cash buyers, but want a good deal. Sometimes I think we should just list our place to force our hand. We did that last time and our house sold the first day. Then it was a mad scramble to find someplace new and it totally worked out.
My parents just bought some new digs in the Museum District. They're cash buyers too, and my dad is a little bitter they didn't look more seriously last year, there's been a huge upswing in price. They had a tough time this year looking because homes were selling the first day and they didn't want to compromise just to get the first bids in.
On the bright side, they know they're gonna get a great deal on their town home when they list it this year.

I told DH today that I'm done. He can find the houses. If he wants to see them, he can set things up with the realtor. I'll tag along and give my opinion at the showing. It takes him forever to make decisions, so at least this way I know he has some interest before we make the effort to go look at something. Also, I'm being really selfish and am just emotionally tapped out with this whole process.
@beagle, does the structural stuff worry you? The house we saw last night looks like it has some significant structural concerns and we're not going to even pursue it. I know anything can happen, but it makes me nervous to go into a home purchase knowing that there could be even worse issues down the road. I hope they are willing to help you out. Sometimes, I think sellers are kind of dumb not to concede what a buyer is asking for, especially if it's reasonable. Other buyers are going to want the same things, you know?

New in Stapleton! Conservatory green
Hmmm, I'll have to tell him to look in there. Stapleton is a potential area if we can find something good. Basically splits the difference for our commutes. I work in Boulder and he's in the DTC.
isabel- No, because for us the structural issue is an exterior brick facade that has fallen away and water has gotten in between the facade and the wall. Also a squirrel living in an external soffit.
The reason they might cost so much to fix is because you can't tell how much you'll need to repair until you remove the wall and soffirt and look around.
If there were major structural issues (foundation, major construction issues) we would have walked. As it is, if they refuse to make the repairs we might walk.
Oh, gotcha. Yeah, that doesn't seem like such a big deal if they are willing to fix it. I hope it works out!
