ETA; Questions:
- commission rate - plans for marketing the house (realtor open houses/public open houses, where will it be advertised, etc) - recommendations to get it in market condition/improve it's chances of selling quickly - if they use a professional photog - top recommended selling price / recommended selling price for a quick sale (to determine which is most important to you - getting the most $ or selling quickly - ideally you'd hit a sweet spot in the middle) - how long they've been selling - how many homes they've sold in your area/like yours
ETA #2 - ask to see some of their current listings (not the actual houses, just the listings) - ask what their provisions are for dual agency (when both realtors for the buyer & seller are represented by the same agency) - many will offer a commission discount.

when we bought our first house, a coworker of DH's had his realtor license so he showed us houses and did the paperwork.
when we bought our second house last year, our realtor was a girl we've known for years, before we even considered moving. so she was the obvious choice. and she is about to help us sell our first house.

I asked on FB for my friends to recommend one. I picked one that had the most referrals and I knew she sold houses fast (sold mine in 1 day at full price)

Two. One was a family friend, and another was a husband and wife team that had good reviews online. The husband and wife won by a landslide. We had questions ready, but they brought their own list and said "here are the questions you should ask any realtor even if you don't pick us." It had all of our questions and then some. They could answer them all, confidently. They were great communicators and we had a wonderful experience. We also sold our house in 4 days, so they definitely were doing something right.
The family friend was okay, but kinda timid (which in a realtor I didn't want)and when we walked him to the door, his truck had a "NOBama" sticker on it. Regardless of my personal political opinion, I think that could be an offensive thing to a potential buyer that I sure as shit wouldn't want it outside of my open house.
