We have a couple coming over this afternoon to check out our house. I need vibes that they love it and want to buy it.

Any tips for giving a house tour without agents? Should we walk around and show them or give them time to go around themselves first?

Ditto. And go outside or somewhere out of earshot, even if you have to take a ride around the block. They'll be much more comfortable looking then.

Make yourself scarce, and I agree with the fresh baked cookies tip! (My Mom is a realtor and she swears by these tips)

Also, declutter and make sure the house is ultra clean!

Fresh baked cookies, lights on and doors open in every room. Can you get some fresh flowers to put in a vase? Definitely make yourself scarce, maybe do a quick handout of room sizes if you have time.
